During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts and Standard Details referred to in these
comments can be accessed at our website: www.edmondswa.gov by choosing the Government tab and
Public Works| Engineering under Departments:
General:
1. Though it is not required to have a plan designed by an engineer for a Category 1 Small
Site, it would be very helpful to provide a separate plan that includes the utilities including
water, sewer and the stormwater system. The tesc information can be shown there as well.
The site plan should show the end result of the construction; no construction entrance, etc.
I am separating the type of comments out for clarity.
Sheet A101: Site Plan:
1. If you choose to provide a separate utility plan, the site plan shall show the location of all the
proposed utilities and stormwater system but does not need to include the details (length, size,
etc.). The locations must be consistent with the civils.
2. Please call out width of driveway at property line (current dimension does not match up with
the actual driveway entrance). Please note that if the proposed garage will be two-car then the
required width for the driveway at the property line is 24’.
3. Please remove temporary construction entrance and provide final material for driveway.
4. The approach shall be constructed to the edge of the existing access road. Please show on
plans.
5. Please call out driveway slope.
6. Please add the specific geotech notes regarding the driveway construction (section 8.0) to the
plan sheet.

Stormwater/Utility Plan:
1. Add note to plan; “All disturbed soils shall be compost amended per Engineering Handout
E72c to prevent on site erosion after the completion of construction.”
2. There is no stormwater mitigation shown on this plan. Please review Handout E#72 for
options. I am including with these comments the only piece I have left from your previous
application that shows how the system was approved. A detention system would need to
be sized differently as this plan has more impervious surface. I have attached the sizing
sheet for your reference. The green (tightlines) and orange (footing drains) lines were the
final configuration.
3. Please show how the roof drainage tightlines will be connected to the detention system.
4. Storm line connecting catch basin located to the south of the property line and the manhole
to the west on the access road does not exist. Please show in dark pen weight to indicate
it will be constructed with the project.
5. Rim and invert elevations shall be provided for all connections to verify slopes. This
includes connections at catch basins, manholes, drywells, etc. The manhole shown on site
has two connections but only provides one invert and no rim elevation for example.
6. Please show how and where drainage will be collected and conveyed from rockeries? It
should be connected to the footing drain lines, not the tightline, per the geotech report.
7. Footing drains shall discharge to the system after the manhole of the detention system.
Footing drains can not be connected to the detention system. See location of orange pipe
on attached sheet.
8. Please add note “Please contact the Water Division at 425-771-0235 to discuss final
location of water meter”.
9. Call out size of proposed meter. If fire sprinkling is required the meter will need to be 1”.
10. Show 4” or 6”side sewer clean out at house connection and 6” clean out at property line.
11. Clean out at property line is required to have a 12” locking cast iron lamphole cover with
½” hexbolts. Please note on plans.
12. Please add the length and size (6”) of the sewer lateral (from 6” clean out at the property
line to the connection at the main).
13. Add invert elevations at both clean outs and call out length of pipe to verify minimum slope
of 2% is achieved.
Grading:
1. Show the proposed final grades. Please include grade changes for wall and house etc.
2. Note bottom of footing elevation for proposed residence.
3. If there is not going to be a separate grading and tesc plan, please add a tesc notes section
addressing all measures to be taken and referencing the geotech instructions for wet weather
construction etc.
4. Add standard details consistent with COE details for all measures to be used.
Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator. Please
