During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts and Standard Details referred to in these
comments can be accessed at our website: www.edmondswa.gov by choosing the Government tab and
Public Works| Engineering under Departments:
This submittal was not complete. The comments provided were clear and there are handouts
and examples provided for all required information on our website. There is a gis map on our
website that provides locations, inverts and other information for all utilities. Please use
these tools to provide a complete plan. The City is processing 4 times as many permits as
they have in almost tens years, we are extremely short staffed. Please use the available
resources to provide a complete plan to avoid further delays to plan approval.
General:
1. 6/15/15 The water, sewer, and storm information is incomplete. Though it is not required to
have a plan designed by an engineer for a Category 1 Small Site, it would be very helpful to
provide a separate plan that includes the utilities including water, sewer and the stormwater
system. The tesc information can be shown there as well. The site plan should show the
end result of the construction; no construction entrance, etc. I am separating the type of
comments out for clarity.
Sheet A101: Site Plan:
1. 6/15/15 Provide one plan. Missing information as itemized below. If you choose to provide a
separate utility plan, the site plan shall show the location of all the proposed utilities and
stormwater system but does not need to include the details (length, size, etc.). The locations
must be consistent with the civils.
2. 6/15/15 Not done. Also noted 15% maximum slope-14% slope is maximum limit per code-
revise plan. Please call out width of driveway at property line (current dimension does not

match up with the actual driveway entrance). Please note that if the proposed garage will be
two-car then the required width for the driveway at the property line is 24’.
3. Done.
4. 6/15/15 Not done The approach shall be constructed to the edge of the existing access road.
Please show on plans.

Stormwater/Utility Plan:
1. Done.
2. 6/15/15 Not Done. Only a manhole #5 with a reference to the detention sizing is provided.
Show the entire system on the plans. Provide inverts for both manholes required by the
handout design. The #5 reference states a 36” pipe with a 17” inside diameter?? It should
be 17’ in length and all shown on the plan. See the detail in the handout. All the
information needed is provided clearly in the handout. There is no stormwater mitigation
shown on this plan. Please review Handout E#72 for options. I am including with these
comments the only piece I have left from your previous application that shows how the
system was approved. A detention system would need to be sized differently as this plan
has more impervious surface. I have attached the sizing sheet for your reference. The
green (tightlines) and orange (footing drains) lines were the final configuration.
3. Please show how the roof drainage tightlines will be connected to the detention system.
4. Storm line connecting catch basin located to the south of the property line and the manhole
to the west on the access road does not exist. Please show in dark pen weight to indicate
it will be constructed with the project.
5. 6/15/15 Incomplete. All Rim and invert elevations shall be provided for all connections to
verify slopes. This includes connections at catch basins, manholes, drywells, etc. The
manhole shown on site has two (now 4) connections but only provides one invert and no
rim elevation for example. Meaning provide rim and inverts for all structures.
6. 6/15/15 Incomplete. No Rockeries or walls shown. How will grade be held away from the
back of the house? Show and add information as follows. Please show how and where
drainage will be collected and conveyed from rockeries? It should be connected to the
footing drain lines, not the tightline, per the geotech report.
7. Done.
8. Done.
9. 6/15/15 Not Done. Water service line and meter are not shown, call out length, size and
material. Also, show water main (call out size and material) in road and show proposed
connection. Call out size of proposed meter. If fire sprinkling is required the meter will need
to be 1”. Call out size of water service line.
10. Show 4” or 6”side sewer clean out at house connection and 6” clean out at property line.
11. Clean out at property line is required to have a 12” locking cast iron lamphole cover with
½” hexbolts. Please note on plans.
12. 6/15/15 Incomplete. Sewer main not shown, lateral not shown. Please add the length and
size (6”) of the sewer lateral (from 6” clean out at the property line to the connection at the
main). Provide approximate invert of sewer connection at main.

Grading:
1. 6/15/15 Not Done. Show the proposed final grades. Please include grade changes for wall
and house etc.
2. 6/15/15 Not Done. This information is required on this plan sheet. Note bottom of footing
elevation for proposed residence.
3. 6/15/15 Not Done. If there is not going to be a separate grading and tesc plan, please add a
tesc notes section addressing all measures to be taken and referencing the geotech
instructions for wet weather construction etc.

New Comments per second submittal:
CB-1 shows the 8” connection to SE is ductile iron, change to concrete, 6” connection is shown as pvc, change
to ductile iron.
Extrapolate connections of storm, water and sewer to mains in road.
