During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts referred to in these comments can be accessed at

GENERAL
1)Please add a note tothe plans that state the existing utilities will be removed and/or capped under the
demolition permit(BLD20150250).
2)Please show the Utility Pole on the plans and show where the pole will be re-located.
3)Please label the 10’ Utility easement as private.

4)Show the edge of pavement of 75Ave W on the plans.
5)Please show the driveway approach from the edge of roadway to the property line.
6)Label the proposed driveway material. Please note that the driveway from the edge of roadway to the
property line must be asphalt.
7)Please remove the outline of the existing house. The existing driveway approach will need to be shown
and labeland areas that are ‘To be removed’or ‘To remain’.
8)If changes made to the plan sheet create an unreadable document, the document can be separatedinto
different plan sheets (Drainage/Utility Plan, Grading/Erosion Control Plan).
EROSION CONTROL

3)Please add a note to the plans that filter socks will be added to any catch basins downstream from the
construction site per Edmonds Standard Detail E1.3.
WATER
1)Please show the back of the water meter located at the property line (where the water meter is within the
right-of-way).
a.If the water meter needs to be relocated, please show the existing and proposed location of the
water meters.
2)Please label the pipe material, size, and note that tracer wirewill be installed.
SEWER
1)Please show the sewer from the sewer main to the house.
2)Provide rim and invert elevations at the main and the house so that pipe slope and coverage can be
verified.
a.If the slope of the pipe exceeds 20% the pipe will need to be anchored.
3)Please label the pipe material and size.
4)It is unclear on the plans if the sewer shown is proposed. If the seweris existing and proposedto be re-
used, please note that the sewer lateral(the portion of sewer from the main to the property line)must be
6”.
a.If the lateral is not 6” you will be required to install a new connection at the main(romac inserta
tee). Once on private property the side sewer may reduce to 4”.
b.If the sewer lateral is 6”, the condition of theexisting sewer lateral must be inspectedby the
City’s Public Works Dept. to determine if the lateral can be re-used. Contact Edmonds sewer
division, 425-771-0235. If the sewer division finds the lateral inadequate, a new tap will be
required.
5)Show a 6” cleanout at the property line(where the cleanout will be located within the right-of-way).
Please add a note that the 6” cleanout at the property line will have a 12” cast iron lamphole cover with
½” hexbolts.

6)Show a cleanout located within 2’ of the house, at any 90° bend, when there is less than 3’ between two
45° bends, and when there is more than 100’ between cleanouts.
STORM
1)If you are considering infiltration of runoff, the soil testing completed by Western Geotechnical
Consultants, Inc, (per the report dated 3/16/15) was not completed per Appendix C of the Edmonds
Stormwater Code Supplement. Infiltration is preferred.
a.Please submit a report completed per City Standards.
b.At this time the City cannot complete the review until the infiltration rates are determined as
outlined in the City Code (appendix C).
c.Please note that raingardens/bioretention systems can be used with infiltration rates as low as
0.13 in/hr.
2)The proposed stormwater system is not a standard practice outlinedin the Stormwater Handouts. The
system will need to be designed by a licensed engineer. If the proposed system is to be considered,
please make sure that the following items are addressed by the engineer.
a.Show the flow path for the splashblocks.
b.Showwhich areas will discharge to the splashblocks and which will discharge to the level
spreader (i.e.hatching, flow arrows, etc.).
c.Show the connection of the downspouts to the level spreader. The downspouts must discharge to
a catch basin prior todischargingto the level spreader.
d.Clearly show that there is 25’ of vegetated path from the level spreaderon private property. It is
th
unclear where the edge of pavement for 75Pl W starts.
3)Show where the footing drains will discharge to. Typically, the footing drains do not discharge to the
stormwater management system.
a.If the footing drains will discharge to the onsite stormwater management system, please provide
engineering calculations showing that the system is designed for them.
b.Otherwise, please show the footing drains discharging to a separate system (i.e. drywell, etc.).
4)The surface water runoff from the driveway must discharge directly to the onsite stormwater
management system.

system(i.e.directionalflow arrows).
5)Please provide rim and invert elevations for all pipes within any catch basins.
DRY UTILITIES
1)Please remove any existing utilitiesif they are shown.
2)Please show all proposed dry utilities(gas, phone, cable, etc.)on the plans so thatminimum 3’utility
separation can be verified.
3)Please show the utilitylinesrunning straight from the pole/mainsinto private property. Once on private
property the line may angleas needed.
4)Please add a note that all utilities must be underground.
