During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts and Standard Details referred to in these
comments can be accessed at our website: www.edmondswa.gov by choosing the Government tab and
Public Works| Engineering under Departments:
Plan SP: Site Plan:
1. Please clarify the Rockery Wall locations.
2. Please remove silt plan from this plan. All tesc should be shown on the grading plan.
3. The impervious surface calculations on this plan do not include the sidewalk and include the
patio. The patio and sidewalk are noted as impervious on the civils. Driveway profile on Civil
sheet 2 notes pervious concrete proposed. Please revise impervious information on this plan
and confirm that the numbers are consistent on the civil plans.
4. Add note to plan “See Civil Plan Set for utility location details”
5. Please remove “Recorded under AFN#” or complete the information.
6. Remove the general sprinkling note. Already stated on plans that sprinkling is to be installed.
7. County shows the property area as 23,522 sf.
8. Note material of proposed driveway.
9. Driveway shall be a maximum width of 24’ at the property line for a two car garage home. Call
out width on plans.
Plan C1: Stormwater Plan:
10. See attached Water Shut Off policy and revise Utility Connections/Utility Interruptions to be
consistent.
11. Please remove Detention Tank Note and reference handout E72A for pipe material or replace
with the exact specifications from the handout. All plastic, metal etc is not allowed.
12. Show retaining wall and keystone wall on this plan. Show the connection point for the wall
drainage. The wall drainage cannot be connected to the detention system.
13. Please add the following notes regarding the culvert and ditch.

a. Culvert pipe along frontage will be exposed or tv’d to determine condition.
b. Culvert pipe will be extended along full frontage of the property if it does not exist or
is in bad condition.
c. Clearing of outfall ditch shall be required to assure clear flow. Distance to be
determined at Engineering Inspection.
d. Rip rap shall be installed at outfall of culvert.
e. Open ditch restoration shall include seeding from City approved biofiltration seed
mix.
14. Standard sizing for footing drywells is 3’ x 3’ x 3’, please revise.
15. Add sewer, water and other utilities to this plan.
16. Call out size of water meter and whether “existing” or “proposed”. A 1” meter may be
necessary if fire sprinkling is required by the Fire Marshall.
17. Call out size, material and length of water service line. Please note if re-using existing line or
installing a new line. For fire sprinkling requirements water line on property must be 1 ½”
18. Show 4”side sewer clean out at house connection and 6” clean out at property line. Clean out
at property line is required to have a 12” locking cast iron lamphole cover. Please note on
plans and add COE standard detail E6.2
19. Add invert elevations at both clean outs and call out length of pipe to verify minimum slope of
2% is achieved. If installing new lateral, proposed invert elevations at connection to main shall
also be provided on plan. Add COE standard detail E6.4.
20. If there is an existing sewer lateral please add the following note to the plan sheet. “If re-using
existing sewer lateral (from property line to City main): Condition must be verified by Public
Works Department. Contact Edmond’s Sewer Division at 425-771-0235.”
21. 10 ft separation between water line and sewer line required.
Plan C2: Grading/TESC Plan:
1. Please add details, including size of gravel etc, of leveling course and base course slope to
Driveway Profile.
2. Please note that drive course shall be a maximum of 5%.
Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator. Please
