All Handouts referred to in these comments can be accessed at our website: www.edmondswa.govunder City Government / Development Services Department / Engineering Division then scroll down to Handouts: SITE DEVELOEMENT PLAN –Sheet C2 of 5 General 1)Please revise note one to read ‘2014 WSDOT/APWA Standard…”. 2)Per the short plat civils the proposed retaining wallis a different length and location from the proposed retaining wall shown on the recentsingle family residencesubmittal. a.If the retaining wall was installed with the short plat, as shown on the short platplans, please show how the retaining wall drainagewill be modified and connected to the infiltration system. b.If the wall has not been installed, please show where the retaining wall drainage discharging to the infiltration system. c.Please show that there is a minimum of 2’ of coverage over the retaining wall drainage line under the driveway. 3)Per the recording documents and approved short plat civils there is an easement and proposed infiltration systemalong the north property linefor the stormwater runoff from the road. Per the plans submitted for the single family residence the infiltration system is proposed along the west property line and outside of the easement. a.Please show the infiltration system for the surface water runoff from the road within the recorded easement or, b.show a new easement located where the proposed infiltration system is located. WATER 1)Clearly distinguish the portions of the water service line that was installed with the short plat and the portion proposed to be installed. 2)It appears that a fire sprinkler system is required for this property. Please verify that the meter installed is a 1” meter. 3)Please label the water service line as 1 ½” and note the pipe material and tracer wire. 4)Please show that there is a minimum of 10’ separation from the sewer and water. SEWER 1)Please show the sewer from the main to the house. 2)Please provide invert elevations so that slope and pipe coverage can be verified. 3)Clearly distinguish the portions of the sewer that was installed with the short plat and the portion proposed to be installed. 4)Please show a 6” sewer cleanoutas approved with the short plat. 5)Show that there is a minimum of 10’ separation from the sewer and water. STORM 1)Please provide a separate detail showing exactly what areas and the amounts are discharging to each infiltration system. 2)A portion of the surface water runoff form the driveway appears to be discharging totrench A; however, per the Stormwater Report, the infiltration trench ‘A’ is designed only for roofs, front porch/stairway only.Please revise the infiltration system or stormwater report to 3)Clearly distinguish the portions of the storm that was installed with the short plat and the portions proposed to be installed. I will redline the detail so that you don’t have to submit a new plan sheet. DRY UTILITIES 1)Please show all the utilities to the house (i.e. power, phone,cable, gas, etc.). There must be a minimum of 3’ separation from the dry utilities and water, sewer, storm. GRADING AND TE & SC PLAN –Sheet C3 of 5 1)Pleasenote that engineering does not require a pre-construction meeting, but one can occur ifdesired. Please resubmit 3 copies of the revised plansand associated documents with a written response to each item to a Permit Coordinator.
