SITE PLAN
1)As changes are being made to the plan sheets, please make sure all plans (i.e. Site Plan, Civils,
Architecturals) are revised to be consistent with the changes.
2)Please show the retainingwall on these plans.
SITE DEVELOPMENT PLAN (SHEET 1 OF 4)
GENERAL
1)Please provide proposed final grade elevations for the driveway. This is to verify that theslope of the
driveway does notexceed 14%.
2)Please show the location of the on-street parking.
3)Please provide a haul route(this comment is specific to this application due to the location of the site).
4)Please provide a traffic control plan (this comment is specific to this application due to the location of
the site).

WATER
1)Pleaserevise the water meter and service line note tostate that the Cityof Edmonds will install the water
serviceline(from the main to the meter), but the contractor willcomplete final restoration.
STORM
1)CB 1 should say 4”IE 146.00 (In–E)not (Out-E). Please revise.
2)Please label which 4”line discharges to the drywell.
3)Provide invert elevations for the tightlineat the house to verify that if the emergency overflow pipe is
neededthat the water discharges into the overflow pipe and does not backup in thetightlinepipe.
4)SDCO 2 should say 4”IE 146.57 (In –SE)not (Out –SE). Please revise accordingly.
5)Please showwhere the retaining wall drainage will discharge to.
STORMWATER REPORT/CIVILS
The following comments are provided from Jerry Shuster, Stormwater Engineer. Please contact Jerry
directly at 425-771-0220 or by email at jerry.shuster@edmondswa.govwith any specific questions you
may have regarding these comments.
The geotechnical report shows three test pits, however, only one TP-1, is located on the subject
1)
property. The drywell proposed for the northwest part of the subject property is not the same as the
location of TP-1;therefore, it cannot be designed usingthe test pit information.Test pits or other
subsurface characterizations must be performed in the location of the proposed drywell facilities. The
applicant must follow the following procedures from the 2005 Ecology Volume II, Chapter 3.3.5 Site
Characterization Criteria:
Subsurface Characterization:
Subsurface explorations (test holes or test pits) to a depth below the base of the infiltration facilityof at
least 5 times the maximum design depth of ponded water proposed for the infiltration facility,
Continuous sampling (representative samples from each soil type and/or unit within the infiltration
receptor) to a depth below the base of the infiltration facility of 2.5 times the maximum design ponded
water depth, butnot less than 6 feet.

Infiltration Rate Determination:
Determine the representative infiltration rate of the unsaturated vadose zone based on infiltration tests
and/or grain-size distribution/texture (see next section).
As a minimum, one soil grain-size analysis per soil stratum in each test hole shall be performed within
2.5 times the maximum design water depth, but not less than 6 feet.
The designer may consider moving the proposed north drywell further north, closer to the base of the hill
2)
to potentially avoid the dry well destabilizing the slope.
The pipe proposed from SDCO 2 to the SDCO 1 has a 51.48% slope.Pipes with slopes >20% require
3)
some form of anchoring.Provide anchoring details.
It is unclear whether the proposed pipe from SDCO 1 to the existing CB in the alley goes though or
4)
under the proposed retaining wall. Please clarify. If the pipe goes through the wallor under the wall,
please providea cross section detail.
DRY UTILITIES
1)Please show all proposed dry utilities(gas, phone, cable, etc.)on the plans so that utility separation can
be verified.

CLEARING, GRADING, & TESC PLAN(SHEET3OF 4)
1)Please show protection from compaction for theproposeddrywell locations.
2)Please show allneighboring structures and trees to the subjectsite. Thisis to verify that proper
precautions are being taken to ensure no damageor approval of removal is obtainedforstructures or
trees on sites adjacent to the construction.
