During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts referred to in these comments can be accessed at

The engineering division cannot complete the review at this time due tounclear/lack of information that
has been provided. A list of items is provided below; however, they are meant as a guideline. Once the
revised plans have been submitted, engineering will complete the reviewand provided comments.
GENERAL
1)Please create a separate plan sheet(s) for the planning and engineering departments. This willmake
review easier for the departments.
a.The information shown on this sheet should not beduplicated onthearchitecturalplan sheets for
thebuilding department.
b.Please remove the building department information off of these sheets(i.e. Bldg.code Data,
General notes for the structure, Energy Code Data, etc.) These sheets should be provided with
the plan sheets for the buildingdepartment.
2)
Please show any fences, retaining walls, and rockeries.

1)Impervious surface chart
a.There should not be a negative number within the chart. Please revise accordingly.

2)It appears in the impervious site plan (3)that some of the roof may be considered new impervious when
it is covers existingimpervious area.Ifthis is the case, it would not be considered new. Please review
and revise accordingly.
3)It is unclear ifanyfoundation is to be removed to bear soils. If this is the case, the new foundation will
be considered new impervious regardless if the foundationis replaced in the exact location as the
existing.
a.Please revise the impervious surface chart and plans as needed.
4)Please clearly show the year of construction for the impervious area that is to remain.
a.If the amount of new impervious surface exceeds 2000sf constructed after 1977, a stormwater
management system will be required. Please revise the plans as needed to meet the City
Stormwater requirements.
5)Please clearly show all impervious areas (proposed and existing).
6)For review of the conditional use, Engineering is reviewing to make sure that a minimum of 3 parking
spaces can bemet. It appears as though the fence may prevent the ability to have 3 parking stalls.
a.Please clearly show the parking stalls.
7)Please show the pathof travelfor the resident of the ADU to access theirhome. If there is additional
impervious area to be added, pleaserevise the impervioussurface calculations and plans accordingly.
UTILITIES
1)All utilities need to be shown on the plans, water, sewer, storm, etc.
Please resubmit 3 copies of the revised plansand associated documents with a written response to each
