SITE PLAN
GENERAL
1)Provide a separate ‘Grading and Erosion Control Plan’.The plan should be scaled at 1”=20’
2)Provide a separate ‘Drainage and Utility Plan’. The plan should be scaled at 1”=20’
3)As changes are made to other plan, please revise the Site Planas needed.
4)Either remove the Rockery Detail or add a note ‘not permitted by the City’. This is an old detail and the
City does not regulate the construction of rockeries.
5)Sidewalks and curb/gutter are requiredper EdmondsCommunityDevelopment Code 18.90. Please
show the sidewalk and curb/gutter on this plan.
GRADING AND EROSION CONTROL PLAN
1)Show the appropriate temporary erosion control measures to be installed and note the appropriate City
of Edmonds Standards details.
2)Please show protection from compaction for theproposedinfiltration location.

DRAINAGE& UTILITY PLAN
GENERAL
1)Please show all the utilities on this plan (water, sewer, storm, gas, phone, power, etc.)
2)Sidewalks and curb/gutter are requiredper EdmondsCommunityDevelopment Code 18.90. Please
show the sidewalk and curb/gutter and reference the appropriate City of Edmonds Details.
WATER
1)Show the water main located in Bell St.
2)It appears that a fire sprinkler system is required for this property.
a.Please show the water service line from the main line to the house.
b.Show the water meter located such that the back of the meter is located at the property line.
c.Please add a note that a 1” meter is to be installed.

SEWER

b.Ifthe connection is new, a romac inserta tee is required and needs to be noted as such on the
plans.
4)Please label the pipe material and size. The sewer lateral (from the main to the property line) must be
6”. Once on private property the sewer may reduce to 4”.
5)Show the6” cleanout at the property linesuch that the cleanout is located completely in the right-of-
way. Please add a note that the 6” cleanout at the property line will have a 12” cast iron lamphole cover
with ½” hexbolts.
6)Please note thatcleanouts must belocated within 2’ of the house, at any 90° bend, when there is less
than 3’ between two 45° bends, and when there is more than 100’ between cleanouts.
7)Please show the invert elevations at the main and the house so that slope and coverage can be verified.
If the slope of the pipe exceeds 20% the pipe will need to be anchored.
STORM
1)The square footage of all improvements made within the City right-of-way(i.e. drivewayapproach,
sidewalk, etc.)needs to beincluded in the impervious area calculations. The surface water runoff from
these areas doesnot need to discharge to the onsite stormwater management system, but the system must
be sized for the impervious area. Please revise the stormwater system as needed.
2)Show how the surface water runoff from the west drivewaywill be collected and discharged to the
onsite stormwater management system.
3)All pipes must connect to a catch basin then discharge to the infiltration system. Please revise the plans
accordingly.
4)Please provide rim and invert elevations for all pipes within the catch basins.
5)Showan observationwell in the infiltration system.
6)Show where the footing drains will discharge to. Typically the footing drains cannot discharge to the
stormwater system unless the system is designed for them.

1)Please show all proposed dry utilities(gas, phone, cable, etc.)on the plans so that utility separation can
be verified.
