GENERAL
1)Please add the following note to the plans, “The curb/gutterwill be replaced if it is damaged or does not
meet current City standards.”.
2)Sidewalks are requiredper Edmonds Community Development Code 18.90. Please show thesidewalk
on this plan.
3)Please note what kind of deck will be added and what will be below the deck. For example, spaced deck
with permeable surface below.
WATER
1)It appears that a fire sprinkler system is required for this property.
a.Please add a note that a 1” meter is to be installed.
b.The water service line shall be a minimum of1-1/2”. Please revise the plans accordingly.

STORM
1)Theproposed infiltration trench cannot be located within the City Easement. Please revise the plans
accordingly.
2)Per the Drainage Report, dated May 28, 2015, it does not appear that the proposed stormwater
management system was designed to collect for the footing drains.
a.Please show in the report thatincreasing the size of the infiltration by 27 cf will accommodatefor
both the runoff from the impervious surface area and the footing drains.
b.Orshow the footing drains discharging to a separate system.
3)All collected areas must discharge to a catch basin prior to the infiltrationsystem.Please revise the
plans accordingly.
4)Showthe overflow pathsfor the infiltration systems.

Drainage Report –CSP Engineering, May 28,2015
1.The geotechnical report (Lui & Associates March 30,2015) identifies the Sample no. 1 (Test Pit 1) as
“Sand”.Volume III, section 3.3.6 of the Ecology 2005 Stormwater Management Manual for Western
Washington states that the USDA test procedure must be conducted in accordance with SOIL SURVEY
MANUAL, U.S. Department of Agriculture, October 1993.Chapter 3 of this document
(http://www.nrcs.usda.gov/wps/portal/nrcs/detail/soils/ref/?cid=nrcs142p2_054262) describes “Sand” as
“More than 85 percent sand, the percentage of silt plus 1.5 times the percentage of clay is less than 15.”
Sample No, 1 does not meet these criteria and should be classified as “Loamy Sand.”
Based on the “Loamy Sand” classification both samples should have a design infiltration rate of 0.5
inches per hour, based on Table 3.7 in the Ecology 2005 Stormwater Management Manual for Western
Washington.
Neither the sample from TP-1 or TP-4 are locatedbelow the proposed infiltration system. Per 2005
Ecology Volume III, Chapter 3.3.5 Site Characterization Criteria: Subsurface explorations (test holes or
test pits) to a depth below the base of the infiltration facility of at least 5 times the maximum design
depth of ponded water proposed for the infiltration facility.
2.At this time, the City has not adopted the Ecology 2012 Stormwater Management Manual for Western
Washington, geotechnical methodologies for determining design infiltration rates must comply with the
methodologies in the 2005 version.
3.Section 3.37, SSC-1 in the 2005 Stormwater Management Manual for Western Washington states that
infiltration facilities must be >=50 feet from slopes > 15%.The Lui andAssociates geotechnical report
recommends 30 feet from the top of a 40% slope.It does not appear that the location of the proposed
infiltration trench meets these criteria.Parallel trenches in the front yard (east of the garage) might be a
better location, provided that soil tests allow.
DRY UTILITIES
1)Please show all proposed dry utilities(gas, phone, cable, etc.)on the plans so that utility separation can
be verified.

installed by the City of Edmonds Public Works.
a.FYI…the contractor will be responsiblefor the final restoration of the any cuts made by the
public works department.
2)Remove note #11 from the Water Notes.
3)Revise note #8 under the Sanitary Sewer Notes to include testing of both the side sewer and sewer
lateral.
CONSTRUCTION SWPPP(C3)
1)Identify all tree drip lines that overlap the clearing limits including trees from adjacent properties.
