If this iscorrect, please label the line or keep the same line type as the topo lines (it looks as though it could be a proposed retaining wall). 4)Please add the impervious surface calculations to this plan sheet. 5)Show all easements on the plans. TESC/GRADING PLAN 1)Provide plans that scale either 1” = 10’ or 1” = 20’. 2)Show the appropriate temporary erosion control measures to be installed and note the appropriate City of Edmonds Standards details. a.Rock construction entrance -If the gravel drive does not extend onto the subject site or if the gravel drive is not adequate for a construction entrance, a construction entrance will need to be installed consistent with City Standards(Detail E1.2). b.Pleasenote that the silt fence will be installed per Edmonds Standard Detail E1.1. DRAINAGE PLAN GENERAL 1)Please revise the title of this plan to Drainage and Utility Plan. 2)Provide plans that scale either 1” = 10’ or 1” = 20’. 3)The proposed driveway to thesubject siteis to access from the south property. a.Please show the limits of the easement that allows for the subject site to use the south property. b.Please note what type of easement exists (i.e. access, utility, etc.). c.Please provide a copy of the easement. 4)Please add the following note to the plans, “The asphalt walkway and driveway approach will be replaced if it is damaged or does not meet ADA standards.”. 5)Please note what kind of deck will be added and what will be below the deck. For example, spaced deck with permeable surface below. WATER 1)It appears that a fire sprinkler system is required for this property. a.Please show the water service line from the main line to the house. b.Please add a note that a 1” meter is to be installed. c.Please label the pipe material, size(1-1/2” required),and note tracer wireto be added. 2)The water service line must be a minimum of 3’ from the dry utilities (i.e. gas, phone, power, cable, etc.). Please revise the plans accordingly. DATE E-MAILED8/6/2015PAGE (2) City of EdmondsBLD20150718 TH 121 5AVENUE NORTHEDMONDS, WA 98020 • (425) 771-0220 FAX (425) 771-0221 Website: www.ci.edmonds.wa.us PUBLIC WORK DEPARTMENT Planning • Building • Engineering Engineering Plan Review Comments SEWER 1)Please show the entire private sewer main within the entire limits of the property. 2)Please note the existing sewer main as private. 3)Note the size of the existing sewer main. 4)Since the side sewer from the house is connecting to a private sewer main, the 12” cast iron lamphole cover with ½” hexbolts is not required. 5)Show a cleanout at the edge of easement. 6)Please note thatcleanouts must belocated within 2’ of the house, at any 90° bend, when there is less than 3’ between two 45° bends, and when there is more than 100’ between cleanouts. Please show cleanouts where needed. 7)Please show the invert elevations at the stub/mainand the house so that slope and coverage can be verified. If the slope of the pipe exceeds 20% the pipe will need to be anchored. STORM The proposed stormwater management system could only bepartially reviewed because the infiltration rates could not be verified due to a lack of information. Please see comments from Jerry Shuster below. Additional comments will be provided once the infiltration rates have been verified. 1)Showthe overflow pathsfor the infiltration systems. 2)It appears that the surface water runoff from the driveway will be collected and discharged to two separate systems. a.Is the infiltration trench in the driveway and south of the property intended to be connected? b.If the systems are not intended to be connected, please clearly show what portions of the driveway will discharge to which system. 3)Please show the directional flow areas of the entire driveway, such that it is clear that the surface water runoff will be collected and discharged to the onsite stormwater management system. 4)Show all pipes connecting to a catch basin prior to discharging to the infiltration system. Please contact Jerry directly at 425-771-0220 or by email at jerry.shuster@edmondswa.govwith any specific questions you may have regarding these comments. 1)The test pits to determine the infiltration rates where not taken where the infiltration systems are proposed. Provide infiltration rates at the proposed infiltration systemslocations. 2)Please provide the methods used to determine the infiltration rates. The infiltration rates shall be determined asoutlined in Appendix C ofthe City Stormwater Supplement. DRY UTILITIES 1)Please add the note “All utilities must be underground”. 2)Please show all proposed dry utilities(gas, phone, cable, etc.)on the plans so that utility separation can be verified. Please resubmit 3 copies of the revised plansand associated documents with a written response to each item to a Permit Coordinator.
