Dear Mr. Kramer:
I have reviewed the above building permit applicationfor the Planning Division,and it was found that the
following information, corrections, or clarifications will need to be addressedbefore review can continue:
Site Plan:
1.Please make the following corrections to your site plan:
a.All property lines must be clearly shown on the site plan. This could be accomplished by either
drawing your site plan on a larger sheet of paper or by using a smaller scale. When re-drawing
the site plan, please be sure that it is drawn to scale. Please indicate the scale on the siteplan.
A scale of 1”equals 20’is preferred.
b.According to Snohomish County Assessor’s records, the subject site has the following legal
description: YOSTS 1ST ADD TO EDMONDS PLAT OF BLK 004 D-01-LOT 8 LESS N
60FT THOF.This would cause the lot to be 125 feet by 60 feet. Please show and labelthe
lengths ofall property lines on the site plan.
c.Ensure that allexisting and proposed structures areindicated on the site planincluding their
dimensions.
d.An existing landing and stairs are indicatedon the building plans. Please show themon the site
plan.
e.Indicate the lot area.
f.Indicate the shortest distances from the proposed deck to all property lines.
Lot Coverage:
2.Lot coverage is defined as the total ground coverage of all buildings or structures
on a site measured from the outside of external walls or supporting membersexcluding a maximum
of 30” of eaves.This must include the proposed deck since it exceeds30” in height over ground
level. Please provide lot coverage calculations on your site plan including an indication of the
proposed coverage in square feet and calculated as a percentage of the lot area. As part of the lot
coverage calculations, please provide a breakdown of the calculations including the footprint of the
existing residence and garage (excluding up to 30” of eaves), proposed deck,and any other existing
or proposed structures.The maximum allowed lot coverage within the RS-6 zone is 35% of the lot
area.

3.The following comments were provided by Jennifer Lambert,
Engineering Technician. If you have any questions on these comments, you may contact Jennifer
at (425)771-0220 or Jennifer.Lambert@edmondswa.gov.
a.During your phone conversationwith Jennifer Lambertthis afternoon,you indicated that the
proposed deck is to be a pervious deck. Please add a note to the plans that thedeck is pervious
(slotted/spaced) with landscape below.
b.Please make sure that all impervious surfaces (i.e. asphalt, concrete, gravel areas, etc.) are
shown on the site plan.

c.Show the year of construction for all impervious surfaceson the site plan. If all surfaces were
constructed at the same time, a general note stating the year of construction is adequate.
d.Show all fences, retaining walls,and rockeries on thesite plan.
Please submitthree copies of your revised site plan (including one reduced copy) and two copies of any
revised building plan sheets to a Development Services Permit Coordinator. Our office hours are
