During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts referred to in these comments can be accessed at
our website: www.edmondswa.govunder City Government / Development Services Department /
Engineering Division then scroll down to Handouts:
1)Please show all impervious surface areas on the plans (i.e. concrete, asphalt, gravel, patios, etc.).
2)This site was developed after theCity’sstormwater requirementsbecame effective.
a.Please show the existing stormwater management systemfor the existing impervious
surface area.
b.Show where the proposedstormwater runoff will discharge to.
i.If discharging to the existing stormwater management system, showthat the existing
storm systemwas designed to handle theadditionalimpervioussurfacearea or show
how the existing system will be modifiedto meet current City stormwater
requirements.
ii.If there is not an existing stormwater system, a stormwater managementsystem will
be requiredfor the new developmentproposed with this building application.
iii.If proposing todischarge toa new stormwatermanagementsystem, show the new
system andhow the runoff will be collected and discharged to the new system.
iv.If the stormwater management system is modified or if a new system is installed it
will need to be meet current City Stormwater requirements.
3)Please labelthetype of existing deck. For example, spaced deck with permeable surface below,
spaced deck with concrete below, impervious deck, etc.
4)Show the drivewayfrom the edge of asphalt to the proposedgarage.

5)Existingphotos showthatthedriveway is asphalt; however it is labeled as concrete.
a.Is this drivewayproposed to be concrete?If so, the drivewaycan only be concrete from the
garage to the property line. The driveway must be asphalt from the edge of road to the
propertyline.
6)Show how the surface water runoff from the drivewaywill be collected and discharged to the
onsite stormwater managementsystem.
7)Show the location of the sewer from the house to the main line. If the new addition is to be
constructed over the existing sewer, a cleanout will need to be installed within 2’ of the structure,
which will require a separate permit.
8)Show the location of the water service line from the meter to the house.
Please resubmit 3 copies of the revised SitePlansand associated documents with a written response to
