W Dear Mr. Carlsen: I have reviewed the above building permit applicationfor the Planning Division,and it was found that the following information, corrections, or clarifications will need to be addressedbefore review can continue: Property Dimensions: 1.According to Snohomish County Assessor’s records, the legal description of the subject site isLot 3 of short plat S-17-75.Refer to the enclosed copy of short plat S-17-75, which shows different dimensions of the subject site than what is indicated onyour site plan. Please correct this discrepancy and show property dimensions consistent with what is shown for Lot 3 in the enclosed short plat (including the 20.03’wide access and utilities easement), or provide sufficient documentation indicating that the property dimensions as initially shown are correct. Site Plan:After making the above requested correctionsto the property dimensions, please make the 2. following correctionsto your site plan: a.Update the proposed distances from the deck and stairsto all property lines. b.Correctthe lot area.The net lot area as indicated on the recorded short plat is 12,000 square feet (note: net area excludes the area of the vehicular access easement, so the gross area is 12,000 square feet plus the area of the easement). c.Indicate the covered front porch and any other existing structures not initially shown. It appears that you may have shown the portions of the upper floor that cantilever over the lower floor on the initial site plan,but please ensure that they are shown on the revised site plan. Height: 3.Please indicate the height of the deck from grade level to the surface of the deck as well as to the top of the guardrail on the elevation view. Lot Coverage: 4.Lot coverage is defined as the total ground coverage of all buildings or structures on a site measured from the outside of external walls or supporting membersexcluding a maximum of 30” of eaves. The maximum allowed lot coverage for the RS-12zone is 35 percent of the net lot area. It is unclear if all necessary structures were included in your lot coverage calculations. Therefore, please provide a breakdownof the lot coverage calculations including the footprints of the existing residence (excluding up to 30” of eaves, butincluding all upper floor cantilevers),covered front porch,shed, proposed deck,stairs, and any other existing or proposed structures. Please submitthree copies of your revised site plan and two copies of any revised building plan sheets to a Development Services Permit Coordinator. Ouroffice hours are Mondays, Tuesdays, Thursdays, and Fridays between 8:00am and 4:30pm.
