Dear Mr. Wolfe:
I have reviewed the above building permit applicationfor the Planning Division,and it was found that the following
information, corrections, or clarifications will need to be addressedbefore review can continue:
Setbacks:
1.Pursuant to Edmonds Community Development Code (ECDC) 16.20.040.C, “uncovered and
unenclosed porches, steps, patios, and decks may project into a required setback not more than one-third of
the required setback, or four feet, whichever is less; provided, that they are no more than 30 inches above
ground level at any point.”Your site plan indicates that the portion of the proposed deck and stairs that
extend four feet into the street setback are less than 30”in height; however, they must also be unenclosed (i.e.
cannot have a guardrail). Please revise the plans to either eliminate the guardrail onthe portionsof the deck
and stairs that extend into the street setback, or reduce the size of the stairs and deck so that they entirely
comply with the 25-foot street setback.
Lot Coverage:
2.Lot coverage is defined as the total ground coverage of all buildings or structures on a site
measured from the outside of external walls or supporting membersexcluding a maximum of 30” of eaves.
The maximum allowed lot coverage for the RS-8zone is 35 percent of the net lot area. If the proposed stairs
and deck exceed30” in heightor if the stairs and deckareless than 30”in height but havea guardrailcausing
the overall height to exceed 30”,theymust be included in the lot coverage calculations for the site. It appears
that the portion that is less than 30”in height and enclosed by the guardrail, however, was not included in the
lot coverage calculations. Please revise the lot coverage calculationsas necessary to meet the above
definition, making sureto includethe footprints of the existing residence (excluding up to 30” of eaves, but
including all upper floor cantilevers), covered front porch, all portions of the proposed stairs and deckthat
exceed 30”in height and/or that includea guardrail,and any other existing or proposed structures.

3.When making the above requested corrections to your site plan, please conduct the following:
a.Correct the label of the street to 209thSt. SW.
b.Indicate the covered front porch.
Wetland:
4.As indicated on the site plan, a wetland is located on the adjacent property to the southeast of the
subject site. In order to determine compliance with the minimum required bufferfrom the wetland, a critical
areas report prepared by a qualified professional addressingthe applicable requirements of ECDC Chapters
23.40 and 23.50must be submitted.Any work proposed on the site must be consistent with the applicable
critical areas regulations. Thus, the location of the proposed deck and stairsmay be limited depending on the
category of the wetland and itsminimum required buffer.
Please submitthree copies of your revised site plan and two copies of any revised building plan sheets to a
Development Services Permit Coordinator. Our office hours are Mondays, Tuesdays, Thursdays, and Fridays
