During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts and Standard Details referred to in these
comments can be accessed at our website: www.edmondswa.gov by choosing the “Services” tab and
“Permits/Development”.
General:
1. Please sign and return the attached Low Impact Development Covenant. The covenant will
be recorded against the property. Current recording fees shall apply.
Sheet A1: Site Plan
2. Please see the attached site plan example and revise plan accordingly to match example.
3. Impervious surface calculations do not match the calculation table on Sheet C1. Please
revise as needed to be consistent.
4. Site plan does not need to show existing utilities or structures to be removed, just the final
configuration.
5. Show the 25 ft minimum dispersion flow area from the trenches on the plan. Add notes that
state this is a protected area and shall remain natural vegetation. It shall be consistent with
the civil sheets.
Sheet C1: Cover Sheet and Site Plan
6. Add purveyor information for Gas Service: PSE, and Stormwater: City of Edmonds.
7. Please correct Note #2. Refers to a detention system but stormwater system proposed is a
dispersion trench.
8. On plan there are two locations with call outs reading “Approx. Side Sewer Location”.
Please remove one of the lines. Change on all sheets where it appears.
9. Note distance from property line to nearest fire hydrant.

Sheet C3: Drainage and Site Development Plan
10. Tree protection fence is not shown completely around trees as shown on Sheet C2. See
also comment #13 below and revise the silt fence appropriately.
11. Please revise the Drainage Construction Notes as follows:
a. Note #1. Since all other runoff will be dispersed, is it possible to also mitigate the
footing drains on site? The most common method is a 3 x 3 x 3 drywell. It would not
require infiltration testing. If footing drains will remain connecting to the main, show
the line on plans and provide approx. invert at connection.
b. Note #4. Remove “side sewer” from this note.
c. Note #5. This note is not clear. Separations between utilities are not always 6”.
Please remove or clarify all separation requirements.
d. Note #6. Please remove. This information should be included on Sheet C2.
12. Show the 25 ft minimum dispersion flow area from the trenches on the plan. Add notes that
state this is a protected area and shall remain natural vegetation.
13. The dispersion flow area is to remain natural vegetation and shall not be disturbed during
construction. Please relocate silt fence to protect the flow areas.
14. Call outs on the two dispersion trenches state a length of trench that does not match the
actual length of trench. For example, Trench #1 call out states the trench is 49 lf but actual
trench measures and is labeled 46 lf. Please revise.
Sheet C4: Water, Sewer and Utility Plan
15. Revise location of silt fencing per Sheet C3 comment #10.
16. Please revise sewer lateral to state “If Re-Using Existing Sewer Lateral Condition Must Be
Verified By City’s Public Works Dept. Contact Edmonds Sewer Division 425-771-0235.”
17. Please note material and length of water, side sewer and the length to the public sewer
main from property line.
18. Add call out for clean out at property line, 6” clean out with 12” lamphole cover with ½”
hexbolts. Call out a 4” or 6” clean out at 2’ from house.
19. Provide inverts at sewer main and both rim and inverts for clean out at property line, and at
clean out at house to verify slope of a minimum 2% and minimum converage.
20. Please revise the following Notes as follows:
a. Note #4 Please clarify to state that sewer lateral shall require a pressure test etc.
Side sewer testing may be pressure or water tested. Water testing is use almost
99.9% of the time. Please revise note.
b. Note #5 Please revise to state that pipe beddings shall be consistent with COE
MMRs (Material Modification Requirements).
c. Add note stating that all utilities will be installed underground.
Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator. Please
contact me at 425-771-0220 if you have specific questions regarding these plan corrections.
