During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts and Standard Details referred to in these
comments can be accessed at our website: www.edmondswa.gov by choosing Services and Permits /
Development and then click on Informational Handouts and scroll down to the Engineering section:
Please Note: Building Handouts do not include updated Engineering Division Requirements. Refer to
Engineering Handouts for all Engineering Requirements.
Stormwater Engineer Comments sent to applicant on Sept 21, 2015
Site Plan (not civil sheet):
1. Property Owner and Contractor information is incorrect. Please revise.
2. Please add note regarding “Zone X” or change to say Setback if applicable.
Civil Sheets:
Sheet C2 SWPPP:
3. Show wetland buffer and side sewer easement clearly on the plan.
4. Remove silt fence and area of disturbance from buffer. Please use other means of erosion
control that are less distruptive of the buffer area for example wattles.
5. Place erosion control only around areas that must be accessed to install improvements. All
other vegetative areas shall not be disturbed.
6. Show proposed grade as well as existing grade on plan.
Sheet C3 Stormwater:
7. Please move catch basin into the driveway, extend concrete around it to ensure that driveway
runoff can be accepted and so there is less chance of dirt/ground water etc entering the
system.
8. Move driveway slope arrows to show runoff will be directed to cb.
9. Show footing drain outfall on plan sheet.

10. Drywell BMPs are required to be 10 ft from property lines and 10 ft from building foundations.
Please revise location on plan. Also please note diameter of drywell and scale on plan.
11. Dispersion trench shall be located at minimum of 5 ft from edge of easements or property
lines. Please revise location on plan.
12. Please complete and return a copy of the Low Impact Development Covenant attached.
Water:
13. Call out water meter size. For fire sprinkling a 1” water meter is generally required.
14. With demolition limits it is unlikely that the water service line will be reused. Please add pipe
Material and length of water service line if it is replaced. For fire sprinkling requirements water
line on property must be 1 1/2”.
Sewer:

15. Please add both of the following notes to plan:
a. “If re-using existing side sewer (from easement edge to house): Property owner must
have condition verified and provide a report to the Public Works Department.”
b. “If re-using existing sewer lateral (from easement edge to City main): Condition must be
verified by Public Works Department. Contact Edmond’s Sewer Division at 425-771-
0236.”

Notes 3 through 9 pertain specifically to laterals under heading “If replacing Lateral” or remove
them since the lateral that would be replaced is only 5 feet long or add an additional note “Side
sewer bedding shall be sand or pea gravel.” so there is no confusion.
17.
Add note stating that a 6” clean out is required at the easement edge if lateral and/or side
sewer is replaced and shall have a 12” cast iron lamphole cover with ½” hexbolts.
Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator. Please
