Reviews by other divisions, such as Planning, Building, or Fire may result in additional comments. Please redline plans or submit three (3) sets of revised plans/documents with a written response to each of the items below to a permit coordinator. nd Resubmittals can be made at the Development Services Department on the 2floor of City Hall. Permit Center hours are M, T, Th & F from 8am-4:30pm. The Permit Center is closed on Wednesdays. City of Edmonds handouts, standard details and development code can be referenced on the City website. Review 1 –September 29, 2015 Review 2 –January 26, 2016 1.Sheet A-1: a.ok b.ok c.ok d.ok 2.Sheet A-2: a.January 26, 2016 –The plans indicate removal of two parking stallswith the westerly building addition, but it also appears as though 3 other stalls to the east of that, currently or in the built condition,do not/will notmeet standards. These stalls should be striped for no parking, or potentially motorcycle parking (which would not count towards meeting the required number of parking stalls on the site). 9/29/2015 comment -Minimum parking stall dimensions are 8.5’ x 16.5’. Clearly show that the stalls proposed to remain along the south side of the athletic club meet the minimum standards. b.ok January 26, 2016 –Response letter states an 8” sewer line is shown on sheet A-1, c. however I am not able to find this line on the plans. In addition, storm main and water main run through the site and are not shown on the plans. Please revise accordingly. It may be beneficial to add a utility sheet so as not to clutter the site plan. 9/29/2015 comment -Show existing utilities in the vicinity of the proposed construction. January 26, 2016 –comment not addressed entirely. Please address each of the comments 3. provided below. Also, please note the following: Standard parking stall dimensions are 8.5 x 16.5 and drive aisle widths are to be 24- feet. It appears as though the proposed new pollution generating surface area will exceed 5000sf and therefore, water quality treatment will be required. In addition, the Wetland Resources Inc., reportdated December 3, 2015, states stormwater shall be treated to current standards to avoid impacts tothehydrology and water quality of theEdmonds Marsh. Wetland Resources Inc., reportdated December 3, 2015, also statesthere will be a 434 sf access that will be constructed of pervious paving material to connect the new lot with theexisting parking facilities. Theplans do not indicate this or provide any details related to construction of this ramp. Please have an engineer address the stormwater concerns related to this project, and ensure the design meets that of the Wetland Resources report. 9/29/2015 comment -Within the plan set, provide details related to the change from tennis court to parking. As noted in the email sent by Mike Clugston on September 10, 2015, it is likely water quality treatment willbe required for this conversion. a.Provide overall parking area dimensions, clearly indicating the square footage of the new pollution generating surface. b.Provide parking stall and drive-aisle dimensions. c.Provide elevations showing slope of the proposed parking area. d.Indicate how the drainage flows in the existing parking lot to the north of the new lot are handled. What impact will removal of the sidewalk have on the drainage flows? e.The plans indicate a “small ramp” will be constructed to connect the existing and new parking areas.
