Reviews by other divisions, such as Planning, Building, or Fire may result in additional comments. Please redline plans or submit three (3) sets of revised plans/documents with a written response to each of the items below to a permit coordinator. nd Resubmittals can be made at the Development Services Department on the 2floor of City Hall. Permit Center hours are M, T, Th & F from 8am-4:30pm. The Permit Center is closed on Wednesdays. City of Edmonds handouts, standard details and development code can be referenced on the City website. Comments 1 –September 22, 2015 Comments 2 –November 17, 2015 The comments below were provided by the City on September 22, 2015, following review of the initial building permit application and documents. New/revised documentation was received by the City October 29, 2015, but the following comments were not addressed. Please revise and resubmit plans accordingly. Comments 3 –December 9, 2015 December 9, 2015 –Impervious surfaceareacalculations were provided in thechart as 1) requested, however, it appears as though the information is not accurate. Additional City records were located, along with a check against theSnohomish County Assessors website, that indicatesthe subject home was built in 1980. Therefore, all impervious surface area constructed on thesubject site is regulated. The approved single family residential buildingpermit references a stormwater management system that was approved at the time of subdivision. I was not able to find other records further confirming the placement of this system on thesite in relation to the existing home, but have include the plans mentioned.Perhaps you have additional information regarding this? At thispoint, the City considers the home and associated impervious surface areas as approved underthe originalbuilding permit to be mitigated/managed. Any additional impervious surface areas constructed on the site also need to be managed. Please update the impervious surface area chart accordingly and revise plans to include a stormwater management system for theproposed impervious surface areas. Please refer to City stormwater handouts E72and E72Bfor additional information.Youmay also refer to Edmonds Community Development Code 18.30for stormwater requirements. Comments 9/22/2015 and 11/17/2015:Please provide impervious surface calculations on the plans in the table format provided below. Also note on the plans the year of construction for all existing and proposed (under this permit) impervious surface areas. City records indicate an addition was done in 2002 and possibly a deck or patio in 1996. Stormwater management is required for impervious surface areas constructed on the site after 1997 that meet or exceed 2000sf. Please note, the square footages provided shall include the entire outline of the roof, walkways, patios, etc. Decks are not included in impervious surface calculations unless they are waterproof/have an impermeable membrane. With regards to the deck, please provide clarification on what the existing conditions were and what the final conditions will be. Was there previously a wood slotted deck over the top of an aggregate patio? If this is accurate, the deck would have beenconsideredpervious and the patio would have beenconsideredimpervious, however dueto the removal down to bare soil and replacement with a new concrete slab, the area would beconsidered new impervious surface area. The impervious surface calculations should clearly reflect the existing and proposed conditions.
