Also, show the bottom and top elevations. c.If the wall has a surcharge on it, the wall will need to be designed by a licensed engineer. d.If there is not a wall please address how you will handle the new slope of the landscape areas around the driveway. Please keep in mind that the natural topography is for runoff of the site to drain southeast. Please do not redirect runoff such that it drains towards tothe north property. 3)Please label the deck (i.e. spaced deck with permeable surface below, imperviousdeck, etc.). WATER 1)It appears that a fire sprinkler system is required for this property. a.Please add a note thata 1” meter is to be installed and show the meter located in the right-of-way, such that the back of the meter is on the property line. b.Please show a 1-1/2” line to be installed from the back of the meter to the house (as required for a combination fire and domestic service line). c.Please label the pipe material andnotetracer wireto be installed on the water service line. 2)Add a note to the plans that all final restoration resulting from the installation of the water service line is to be completed by the contractor (not the City of Edmonds). Please revise toshow what actually exists on site. 2)Show the 10’sewer easement(8905100087)on the plans. 3)The plans indicate that the existing sewerlateral is proposed to be reused. The sewer will need to be inspected by the City’s PublicWorks department to determine if it can be reused. Contact Edmonds sewer division, 425-771-0235. a.If the lateralcannot be reused, anew connectionwill be required. The connection at the main will need to be a romac inserta teeinstalled by the contractor (not the City of Edmonds). b.If the lateral is to be re-used, show the installation of a 6” sewer cleanout at the property line(or edge of easement), such that the cleanout is located within the City right-of-wayor easement. 4)Show a 6” cleanout at the property lineor edge of easement; such thatthe cleanout islocatedwithin the City’s right of way or easement. Please add a note that the 6” cleanout at the property line or edge of easement will have a 12” cast iron lamphole cover with ½” hexbolts. 5)Please show the invert elevations at the main and the house so that slope (minimumof 2%) and coverage (minimum 2’)can be verified. If the slope of the pipe exceeds 20% the pipe will need to be anchored. STORM 1)The area of the drivewaylocated in the City right-of-way must be included in theimpervious surface calculcations. That area does not have to be collected to the onsite stormwater managemet system if it is not feasible. If it is, please direct it to the stormwater managementsystem. Please revise the plans accordingly. 2)It is unclear from the plans if the surface water runoff from the driveway is directed to the catch basin that discharges to theonsite stormwater management system.Please provide enoughgradesand or details so that that the collection of the runoff can be verified. 3)Please provide rim and invert elevations for all catch basins and all pipes. Determination of the design infiltration ratemust comply with Section 5.5.2 and Appendix Cof the Edmonds Stormwater Code Supplement (http://www.edmondswa.gov/images/COE/Government/Departments/Public_Works/Stormwater_Utility/ pdf/EdmondsStormwaterSupplementFinal20100428.pdf) 4.Once the design infiltration rateis properly determined, the enclosed revised table can be used to determine the sizing of the on-site stormwater management system (if still feasible).This chart interpolates between the infiltration rates of the old table 5 in handout #E72B. 5.Sheet 3 of 3, note 5. –This structure should be a type 1 catch basin.Pre-settling is required prior to any infiltration system. DRY UTILITIES 1)It appears that the power is proposed to be aerial; however, all utilities must go underground. Please revise the plans accordingly. 2)Please show all proposed dry utilities(gas, phone, cable, etc.)on the plans so that utility separation can be verified. Minimum of 3’horizontal separation between the dry utilities and water, sewer, storm. Please resubmit 3 copies of the revised plansand associated documents with a written response to each item to a Permit Coordinator.
