DRAINAGE/UTILITY PLAN (3 OF 3)
GENERAL
1)1/11/16 –It appears as though there was an attempt to address this comment.
a.Afourth sheet was added; however, there are now two utility pages with what appears to
be the same information. Please provide utility information on one plan sheet and move
details to other plan sheets as needed. In doing so, please make sure that the items are
addressed as requestedin the comments below.
b.Please refer to comment sent on 10/23/15 for requirements. Review of the utilities will
commence once it is clear which plan sheet is submitted for review.
10/23/15 Commet -This plan sheet is hard to read and should only showfinished grades, strucutres that
will remain (i.e. fences, house, sheds, etc), surfaces (i.e. concrete, pavers, asphalt, gravel, etc), utilities
(show existing and proposed, but label to be removed if needed), etc. Please remove information that
does not pertain; such as, the existing topographic lines, infiltration test sites locations, BSBL line, etc.
2)1/11/16 –Comment was partially addressed; however, the additions of the topographic lines are
not completed. Please revise as discussed at the counter on 1/11/16.
10/23/15 Comment -It appears from the revised topographic lines that there may need to be a wall along
the driveway.
a.Please provide a cross section detail for the driveway.
b.If there is a wall to be installed, please show the wall on the plans. Also, show the bottom and
top elevations.
c.If the wall has a surcharge on it, the wall will need to be designed by a licensed engineer.
d.If there is not a wall please address how you will handle the new slope of the landscape areas
around the driveway. Please keep in mind that the natural topography is for runoff of the site to
drain southeast. Please do not redirect runoff such that it drains towards to the north property.

WATER
1/11/16 –Comments will be reviewed once theplan sheets have been consolidated.
1)It appears that a fire sprinkler system is required for this property.
a.Please add a note thata 1” meter is to be installed and show the meter located in the right-of-way,
such that the back of the meter is on the property line.
b.Please show a 1-1/2” line to be installed from the back of the meter to the house (as required for
a combination fire and domestic service line).
c.Please label the pipe material andnotetracer wireto be installed on the water service line.
2)Add a note to the plans that all final restoration resulting from the installation of the water service line is
to be completed by the contractor (not the City of Edmonds).
SEWER
1/11/16 –Comments will be reviewed once theplan sheets have been consolidated.
1)Theplans show a 12”sewer line; however,there are two City sewer main lines located on the east side
of the property. An18’’ cast iron main and a 24” concrete main. Please revise to show what actually
exists on site.
2)Show the 10’ sewer easement (8905100087) on theplans.
3)The plans indicate that the existing sewer lateral is proposed to be reused. The sewer will need to be
inspected by the City’s Public Works department to determine if it can be reused. Contact Edmonds
sewer division, 425-771-0235.
a.If the lateralcannot be reused, anew connectionwill be required. The connection at the main
will need to be a romac inserta teeinstalled by the contractor (not the City of Edmonds).

b.If the lateral is to be re-used, show the installation of a 6” sewer cleanout at the property line(or
edge of easement), such that the cleanout is located within the City right-of-wayor easement.
4)Show a 6” cleanout at the property lineor edge of easement; such that the cleanout is located within the
City’s right of way or easement. Please add a note that the 6” cleanout at the property line or edge of
easement will have a 12” cast iron lamphole cover with ½” hexbolts.
5)Please show the invert elevations at the main and the house so that slope (minimum of 2%) and coverage
(minimum 2’) can be verified. If the slope of the pipe exceeds 20% the pipe will need to be anchored.
STORM
1/11/16 –Comments will be reviewed once theplan sheets have been consolidated.
1)The area of the driveway located in the City right-of-way must be included in the impervious surface
calculcations. That area does not have to be collected to the onsite stormwater managemet system if it is
not feasible. If it is, please direct it to the stormwater management system. Please revise the plans
accordingly.
2)It is unclear from the plans if the surface water runoff from the driveway isdirected to the catch basin
that discharges to the onsite stormwater management system. Please provide enough grades and or
details so that that the collection of the runoff can be verified.
3)Please provide rim and invert elevations for all catch basins and all pipes.

DRY UTILITIES
1/11/16 –Comments will be reviewed once theplan sheets have been consolidated.
1)It appears that the power is proposed to be aerial; however, all utilities must go underground. Please
revise the plans accordingly.
2)Please show all proposed dry utilities(gas, phone, cable, etc.)on the plans so that utility separation can
be verified. Minimum of 3’ horizontal separation between the dry utilities and water, sewer, storm.
Please resubmit 3 copies of the revised plansand associated documents with a written response to each
