DRAINAGE AND UTILITY PLAN (2 OF 2)
GENERAL
1)Revise ‘BLDG2015____’ to ‘BLD20151168’.
2)Show the drip line of the trees. If thegravel area (located in the right-of-way) is located within the drip
line, the gravel area will need to be removed and replaced with landscape to protect the tree.
3)There is a concrete curb and wood retaining wall on the Site Plan. Please show the curb and wall on the
drainageand utility plan. Note as existing or proposed.
WATER
1)It appears that a fire sprinkler system is required for this property. Typically if there is an existing water
service line from the watermain to the meter the water service line/meter will not be the appropriate size
and a new tap will be required.
a.Please add a note thata1” meter is to be installed
b.Show thewatermeter located in the right-of-way, such that the back of the meter is on the
property line.
c.Show the water meter; such that it is not located within the driveway.
d.Please show a 1-1/2” line to be installed from the back of the meter to the house (as required for

phone, gas, cable, etc.).
SEWER
1)Show the sewer line on the plansfrom the main to the house.This is to verify utility separation.
2)Please add anoteto the plansthatthe sewer shall be installed per Olympic View Water Sewer District’s
requirements. Please note that a cast iron lamphole coveris required per Olympic View Water and
Sewer District requirements.
3)Please remove the utility notes. The sewer is located within Olympic View Water and Sewer District;
therefore, the sewer willneedto be installed per their requirements.
STORM
1)The review of the storm system cannot be completed at this time. Please seem the comments below
from Jerry Shuster.
2)The proposed infiltration system is shown farther from the trees than in the Site Plan. Revise theplans
to be consistent among the plan sheets.
3)Show the infiltration systemor dispersion trenchno closer to the tree than the drip line.
4)Show how the surface water runoff from the driveway discharges to the onsite stormwatermanagement
system (i.e. directional flow arrows).
5)Show the roof drains from the house to the catch basin (not stopping short). Provide invert elevations at
the house so that slope and cover of pipe can be verified.
6)Please provide rim and invert elevations for all catch basins and all pipes.

7)Show where the footing drains will discharge to. If the footing drains are to discharge to the onsite
stormwater management system, please address the allowance for the footing drains in the design
calculations.

1)
The stormwater management system cannot be reviewed at this time due to an incomplete submittal.
a)
Please provide the infiltrations rates determined as outlined in Appendix C of the stormwater
supplement (may use handout #E72D for reference).
b)
Provide the design calculations for the infiltration trench of the proposed stormwater
management system.
c)
Oryou may propose a dispersion trench.It appears that the length ofyard from the trench to the
property line may allow for this method. It will need to be demonstrated that there will be no
significant adverse impactsto the downhill properties or drainage systems.See Volume V,
Section 4.5.3 and Figures 4.9 and 7.10of the 2005 Ecology Stormwater Management Manual for
Western Washingtonfor requirements of the dispersion trench.If a dispersion trench is to be
installed, the infiltration rate does not need to be obtained, but aletter report outlining the design
of the dispersion trench and a cross section of the trench needs to be submitted by a licensed
engineer.
DRY UTILITIES
1)Please show all proposed dry utilities(gas, phone, cable, etc.)on the plans so that utility separation can
be verified. Minimum of 3’ horizontal separation between the dry utilities and water, sewer, storm.
