1)Thewater service lineshows connection to a catch basin and not the water meter. Please revise the
plans accordingly.
2)Thecatchbasins shown on the plans is not consistent with thecivils. Please revise to show the entire
system.
3)The sewer is not shown on this plan sheet. Please show the sewer.
4)The location of the trench drain is not consistent with the civils. Please revise accordingly. Please note
that the trench drain must be located on private property.

a.If these trees are to remain the silt fence should be located at the drip line of the tree to protect
the tree roots. Please revise the plans accordingly.
2)If there aretreesfrom adjacentpropertieswhere the drip lineextends onto the subject site, please show
the treesand their drip linesfrom the adjacent sites.
3)Please show protection fencing at the drip line of the trees.
4)Theexisting concrete driveway could be used as a construction entrance as long as no vehicles will drive
off of the concrete area. Add a note/revise plans if needed.
5)Please add a note to the plans that state the existing utilities will be removed and/or capped under the
demolition permit(BLD20151239).
6)Please show the grading and grading calculations on this plan sheet.
7)Show the proposedand existing topographic lines on this plan sheet.
8)Revise the title of this plan sheet to include grading.

SEWER
1)Per the plans thereappears to be trees planted over the City sewer main. Please provide a description of
whattypes of treesare located on or near the sewer main.
2)The side sewer is shown to go through anexisting tree that is stated to remain. Is the tree to remain? If
so, please show the sewer line located outside of the drip line of the tree.
3)It is unclearfrom theplans if the proposed side sewer is existingand proposed to be reused. If the sewer
is proposed to be reused, the sewer will need to be inspected by the City’s Public Works department to
determine if it can be reused. Contact Edmonds sewer division, 425-771-0235.
a.If the sewer cannot be reused, anew connectionwill be required. The connection at the main
will need to be a romac inserta teeinstalled by the contractor (not the City of Edmonds).
4)Please add a note that the cleanout locatedat the edge of easement is a 6” cleanout and will have a 12”
cast iron lamphole cover with ½” hexbolts.
5)Show a cleanout located within 2’of the structure.
STORM
1)The proposeddetention system is located within the drip line of the tree. If this treeis to remain, the
detention system must be located outside of the drip line of the tree. Please revise the plans
accordingly.
The detention system can be locatedunder the driveway, but the system would have to have a
minimum of 2’of cover.
If the intention is to keep the detention system in the landscape area to meet the coverage and
slope requirements, maybe angling the detention pipes or running the 23’pipe sections parallel
with the drivewaywould achieve this.
2)Please show where the footing drains will discharge to. Please note that the footing drains cannot
discharge into the detention system unless it is designed to collect for groundwater. Revise the plans
accordingly.
3)Add a note to the plans that the roof drains located under the driveway must have a minimum of 2’of
cover.

A1.00A–EXISTING CONDITIONS AND DEMOLITION PLAN
1)Show the City sewer main.
2)Please show the existing sewer cut and capped at the edge of easement.
3)Add a note that the water will be cut and capped and an AVB valve will be installed.
4)Reference the Erosion controlplan(Sheet C2.1) for all temporary erosion controlmeasuresto be
completed with the demolition of the house.
