Please revise accordingly. 2)Please show the trees that will remain or are proposed to be installed.Theplacement of trees should be considered in relation to where the utilities will be/arelocated. The decision of tree placement will be the responsibilityof the property owner. If trees are placed in a location that causes damageto private or public utilitiesthe property owner will be responsible for any damage that occurs to the utilities the from those trees. 3)Show the City sewer main the entire length of the south property line. 4)Show theeasementof thesewer line. 5)Show the existing striping along the frontageand where striping will need to be replaced. 6)Add a note to the plans that all final restoration resulting from the installation of the utilities(i.e. water service line, sewer, storm, etc.)is to be completed by the contractor (not the City of Edmonds). 7)Show only theproposed topographic lineson this plan sheet. WATER 1)It appears that a fire sprinkler system is required for this property. Typically if there is an existing water service line from the watermain to the meter the water service line/meter will not be the appropriate size and a new tap will be required.The applicantwill be required to pay for the new tap on the main and the new meter. This fee is $2970.00. a.Please add a note thata1” meter is to be installed b.Show thewatermeter located in the right-of-way, such that the back of the meter is on the property line. The water meter shall not be located within the driveway. c.Please show a 1-1/2” line to be installed from the back of the meter to the house (as required for a combination fire and domestic service line). d.Please label the pipe material andnotetracer wireto be installed on the water service line. 2)Show that there is a minimum of 3’ of horizontal separation between the water and the dry utilities (i.e. power, phone, gas, cable, etc.).Currently the gas is too close to the proposed water service line. SEWER 1)Show the sewer easement(1747984)on theplans(even if the easementis completely on the south property line). 2)During the demolition of theexistingsingle family residence, it was discovered that the existinghome’s sewer line headed north of the subjectsite. Since there is not an existingtap on the sewer main that runs along the south property line, the City will not allow a new tap on this line due the amountof flow, size, depth (approx.23.08’), and poor pipe condition. a.If the existing sewer lateral is proposed to be reused,aneasementwould need to be submitted to the City that shows the allowancefor the private sewer line to cross through theprivate property. b.The sewer will need to be inspected by the City’s Public Works department to determine if it can be reused. Contact Edmonds sewer division, 425-771-0235. c.If the lateralcannot be reused, anew connectionwill be requiredeither near the existing rd connection or a new connectioncan occur onthe 10”sewer main located oneast side of 3Ave rd N. There are two mains located in 3Ave N; however the line located west is the same line that runs along the south side of the subjectlotand a connection will not be permitted on this line. The connection at the main will need to be a romac inserta teeinstalled by the contractor (not the City of Edmonds). 3)Show a 6” cleanout at the property lineor edge of easement; such that the cleanout is located within the City’s right of way or easement. Please add a note that the 6” cleanout at the property line or edge of easement will have a 12” cast iron lamphole cover with ½” hexbolts. 4)Please show the invert elevations at the main and the house so that slope (minimum of 2%) and coverage (minimum 2’) can be verified. If the slope of the pipe exceeds 20% the pipe will need to be anchored. STORM 1)The review of the storm system cannot be completed at this time. Please seethe comments below from Jerry Shuster. That area does not have to be collected to the onsite stormwater managementsystem if it is not feasible. If it is, please direct it to the stormwater management system. Please revise the plans and impervious surface calculations accordingly. 3)Show how the surface water runoff from the driveway discharges to the onsite stormwatermanagement system (i.e. directional flow arrows). 4)Please provide rim and invert elevations for all catch basins and all pipes. rd 5)There must be a catch basin located in the curb line along the west side of 3Ave N prior to connection to the existing storm system. Please revise the plans accordingly. 6)The City will not allow a force line connection to the City storm system. Show a catch basin located prior to the connectionto the City systemthat then has a gravity line that connects to the City catch basin (the new catch basin in the west curb line). 7)Show where the footing drains will discharge to. If the footing drains are to discharge to the onsite stormwater management system, please address the allowance for the footing drains in the design calculations. Comments by the City Stormwater Engineer Program Manager, Jerry Shuster, PE The storm system is considered anincomplete submittal due to the lack of information provided. I have provided some comments below. 1)A stormwater pump system is proposed; however the system must meet the requirements of the City’s pumping policy. All pump systemsmust be designed by a professional engineer. 2)The setback distance from the outer edge of the stormwater detention pipe to a property line or building must be at least 5 feet. 3)The “overflow”trenchis located in an area with poor infiltrating soil (per the Geotechnical Report). If the pump fails, the overflow will flow overland into the neighbor’s property to the west. This is not a “safe overflow path”. 4)Additionalcomments may be forth comingfollowinga complete submittal.
