DECK AND REMODEL AT 850 NORTHSTREAM LANE, EDMONDS
Dear Mr. Fosmore:
I have reviewed the above building permit applicationfor the Planning Division,and it was found
that the following information, corrections, or clarifications will need to be addressedbefore review
can continue:
SitePlan:
Please submit three copies of a revised site plan to reflect the following corrections and
changes:
Setbacks:
The property is zoned RS-12 which requires the following building setbacks-
25 foot front setback (north property boundary along Northstream Lane)
25 foot rear setback (south property boundary)
10 foot side setback (east and west property boundaries)
Based on the site plan submitted with theapplication portions of the proposed decks (shown in
blue) and the proposed bedroom addition are within theside or rear building setbacks. These
additions need to be moved or reduced in size to meet setbacks.
Section 16.20.040.C of the Edmonds Community Development Code (ECDC) permits uncovered
and unenclosed porches, steps, patios, and decks into a required setback not more than one-third
of the required setback, or four feet, whichever is less; provided that they are no more than 30
inches above ground level at any point.Unfortunately, the uncovered deckand deck stairway are
above the maximum allowable 30 inches from grade and therefore need to be moved.
The changes required in your site plan will significantly alter the building plans submitted with
theapplication. Until the revised site plan and updated building plans are submitted which
reflect the required buildingsetbacks noted above your permit review will be placed on hold.
Once the updated informationis provided city staff will continue to review your application.
Please submit three copies of your revised site plan (including one reduced copy) and two copies of
revised building plan sheets to a Development Services Permit Coordinator. Our office hours are
