During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts and Standard Details referred to in these
comments can be accessed at our website: www.edmondswa.gov by choosing the Services and then
Permits/Development.
This submittal is incomplete. Storm drainage conveyance and sizing cannot be reviewed. A full
engineering review shall be provided upon receipt of a complete submittal.
1. 10/17/16 Not addressed. See Supplement. Stormwater Report and design over 5000sf is a
Category 2 project. Please provide minimum requirements for a Small Site Category 2
project. Also see Stormwater Consultant Comments below.
2. 10/17/16 Not addressed. There is currently a road extending to the east from the driveway
circle. Please show on plans and include in stormwater mitigation.
3. There is currently a rockery along the east property line. Show on plan.

5. 10/17/16 Revision not correct. On the classification worksheet section, house and replaced
patio are not included. House should be under existing at top etc…complete the full
worksheet with corrections to impervious as noted in Stormwater comments below.

9. 10/17/16 Revision not correct. Add the notes back with either #4 excluded or removed so
there is some information included since sheet 2 has been removed in revision. Please

basin and all invert elevations.
12. 10/17/16 Not fully addressed. 1-The driveway area west of the shop appears to drain into
the cb as well as show sheet flow at the southwest corner. There is no indication of the
actual area to be directed to sheet flow or of the size of the area to be designated for the
flow path. The topos suggest that a large area of the drive may flow past the catch basin.
2- The flow path shown for the patio is not consistent with the Design Guidelines for a

vegetated flow path for sheet flow mitigation-See 2005 Stormwater Manual Volume V, page
5-11, bullet point #3. Please provide a list of each area of impervious surface and it’s
square footage for clarity.

Stormwater Report and Plan: Consultant Stormwater Engineer review comments.
1.8/5/16 Comment: The plans and report for the subject property dated November 5, 2015 proposed a
total of 4,114 square feet of new plus replaced impervious surface, qualifying the project as a
Category 1 Small Site Project. The plans and report for the subject property dated June 29, 2016
propose a total of 6,507 of new impervious surface, as well as a replaced impervious patio (unknown
area), qualifying the project as a Category 2 Small Site Project. Please update the report to address
the minimum requirements associated with a Category 2 Small Site Project, and quantify each new
and replaced impervious surface area.
10/16/16 Comment: Comment was not addressed.
The Bioretention Sizing Report (Report) and drawings dated September 20, 2016 show a total of
7,343 square feet (miscalculated as 6,758 square feet on Impervious Surface Routing Exhibit dated
9/2/2016 in the Report) of new plus replaced hard impervious surface area, qualifying this project as
a Category 2 Small Site Project. Applicant shall directly address the applicable minimum
requirements per Chapter 5 of the Exhibit A: Stormwater Code Supplement to Edmonds Community
Development Code Chapter 18.30, and correct impervious surface area totals in the Report.
2.8/5/16 Comment: The proposed infiltration facility is 28” deep. City of Edmonds Handout #E72D
states that for Category 2 small sites, borings and test pits shall extend 5 feet below the bottom of
the facility. The soils report (Drainfield Designs, 6/16/16) includes descriptions of 3 soil logs
indicating that explorations extended 48-65 inches below grade. Please submit soil data for soil at
depths extending at least 5 feet below the infiltration facility, within the proposed footprint of the
infiltration facility. Please define any acronyms included in the descriptions.

3.8/5/16 Comment: The soils report (Drainfield Designs, 6/16/16) includes descriptions of 3 soil logs
with brief statements of soil classification. Please follow one of the approved methods for
determining design infiltration rates listed in City of Edmonds Handout #E72D Requirements for
Establishing Design Infiltration Rates (USDA Textural Classification or Modified PIT).
