These reviews are conducted in accordance with 2012 IFC and Edmonds Community Development
Code. A complete review cannot be completed without the following information and new information
provided may require additional clarification and/or requirements for final approval.
Site Plan:
1. Call out construction type for EXISTING BUILDING.
2. Call out occupancy type(s) in EXISTING BUILDING.
3. Show all interior and exterior openings in warehouse, including those to COVERED
STAIR/BALCONY space.
4. Provide wall assembly information and identify any opening protectives to interior and exterior
openings.
Garage
5. You indicate this is an S-2 occupancy type. Will automobile repair garage functions be performed
in this structure?
6. If all out on plans the what activities those are and the level of
repairs performed (e.g. tire/parts exchange, fluids exchange, welding/hot work, grinding, spray-
finishing,.
Carport
7. The proximity of the carport to the EXISTING BUILDING provides for an increase in the fire area
to EXISTING BUILDING. Your calculations indicate EXISTING building as 12,020 s.f. Depending
upon the occupancy type and function, an automatic fire sprinkler system could be required over
12,000 given the increase of fire area due to carport.
a. Where installed, automatic fire sprinkler requires permit and city approvals.
b. Also where installed, a fire alarm permit is also required for notification and
monitoring of your sprinkler system.

8. Carport is indicated as a U occupancy type, defined as a carport and accessory to the primary
function of the building (IBC 406.3). What functions will be performed in the carport? Call out on
plans what those activities are.
a. New carport area is 1560 s.f. An occupancy type U cannot exceed 1000 s.f. Reduce the
size of the accessory carport or reclassify the occupancy to the appropriate type with
regard to the function of the structure, OR
b. Type U occupancy may be increased to a maximum of 3,000 s.f. where used only for the
storage of private or pleasure-type motor vehicles with no repair or fueling function, AND
opening protectives are designed and installed to separate this area from the rest of the
EXISTING BUILDING. If this is the case, call out these limitations and design corrections
to your plans. (IBC 406.3.2)
9. Provide fire extinguishers.

10. Fire access from 76 Ave W is restricted by parallel parking stalls near office building. Provide 20
wide land to a vertical height of 136 and restripe fire lane.
11. Depending upon applicant responses, additional information may initiate new comments and new
requirements provided.
