During review of the above noted application, it was found that the following information, corrections, or
clarifications are needed. Reviews by other divisions, such as Planning and Building, may result in
additional comments. Please redline plans or submit three (3) sets of revised plans/documents with a
written response to each of the items below to a permit coordinator.

Resubmittals can be made at the Development Services Department on the 2floor of City Hall. Permit
Center hours are M, T, Th & F from 8am-4:30pm. The Permit Center is closed on Wednesdays.

Please Note:Building Handouts do not include updated Engineering Division Requirements. Refer to
Engineering Handouts for all Engineering Requirements.

Please show the year of construction for all the impervious surface areas.
2)
Break down the impervious surface calculations, such thatthe areas constructed pre-1977 and
post-1977 are grouped together.
3)
Per the architecturals, the proposed structures are to be installedwith new slabs. Once the surface
is removed to bare soils, the area will be considered new impervious surfaces.
a)Please revise thenote “to be constructed over existingasphalt”accordingly.
b)Please reviewthe impervious surface calculations accordingly.
c)If the amount of new impervious area constructed after 1977exceeds2000sqft, a stormwater
mitigation system will be required. The new impervious area is for the entire parcel.

i.Show the required stormwater mitigation systemdesigned as directed per the
Edmonds Community Development Code (18.30) and the Stormwater
Supplement. Please refer to the #E72 City handouts for additional information.
ii.Or, remove impervious area; such that the impervious surface area added after
1977 does not exceed 2000sqft.
d)The side sewer will need to be verified that the sewer meets current building codesfor the
areas under the new structures. If the sewer does notmeetthe current buildingcodes the sewer
will need to be replaced. Please refer to the building divisionfor requirements.
e)A cleanout is required on the side sewer within 2’ of the both structures. If a cleanout will
need to be added (due to the addition), please note as such on the plans.
f)Please showtemporary erosion control measures and reference the appropriate City Standard
Details.
