During review of the above noted application, it was found that the following information,
corrections,or clarifications are needed. Please redline plans or submit three (3) sets of revised
plans/documents as appropriate with a written response to each of the items below to a permit
coordinator.

Resubmittals can be made at the Development Services Department on the 2floor of City Hall.
Permit Center hours are M, T, Th & F from 8am-4:30pm. The Permit Center is closed on
Wednesdays.
City of Edmonds handouts, standard details and development code can be referenced on the City
website.
1)A CB has been shown in the driveway, but RIM and invert elevations have not been provided.
Please reviseto include this information.
2)It appears as though the driveway will be constructed with an inverted crown, but there also
appears to be a flow arrow pointing to the south from the CB in thedriveway. Please provide a
cross section of thedriveway to show how flows will be directed to theCB, show curb along
driveway edges, etc. as needed.
3)Plans indicate installation of a CB at thenorthwest corner of thesite. Clearly note this CB will

be connecting to an existing storm pipe that crosses 8AveN. In addition, provide RIM and
invert elevations for all pipe connections.
4)Will footing drains be installed with theproposed SFR construction? If so, show their point of
connection to the CB at the northwest corner of the property.
5)The plans indicate a “constructed drainage swale”along the north property line. Please provide
additional information with regards to this swale, including:
a.Detailfor theswale with side slopes
b.Top and bottom of swale spot elevations
c.Outlet to new CB at northwest corner. How will the flows dischargeto this CB?
6)On the west side of the proposed garage there appears to be a sewer line and sewer stub shown.
However, there is also a sewer line shown coming from thesouthwest corner of thehouse, with
connection to stub near the cleanout at thewest end of theaccess road. Please correct plans to
show only one sanitary side sewer line. Provide invert elevations at thestub and at thehouseso
a minimum 2% pipe slope can be confirmed.
7)Clearly note which portions of thesewer were installed with the short plat (grey line type and
add note) and which portions will be constructed under the subject SFR permit.Note pipe
material and pipe size.
8)Clearly label water meters serving lots 1 and 2. The civil plan sheet provided with theSFR
submittal shows two water meters together at the north edge of theaccess/utility easement,
which is not consistent with how they are shown on thesite plan.
9)Indicate size of water meter and water service line to be installed.Please note on plans that a
residential fire sprinkler is not required.
10)Show location of all utilities within the access & utility easements, including catch basins.Line
type should be greyed out to represent existing utilities versus proposed.
11)Indicate all required erosion control measureson the plans, including rockconstruction
entrance, catch basin protection, etc.and reference City standard details.
12)Show proposed topography contours, if changes are proposed. How will the slope behind the
proposed garage be managed?
13)Revise Impervious Lot Coverage to just say Impervious Surface Area. The City does not have
an imperviouscoverage threshold. As the garageis a separate structure than the house, please
list the garage separately.
