During review of the above noted application, it was found that the following information, corrections, or
clarifications are needed. Reviews by other divisions, such as Planning and Building, may result in
additional comments. Please redline plans or submit three (3) sets of revised plans/documents with a
written response to each of the items below to a permit coordinator.

Resubmittals can be made at the Development Services Department on the 2floor of City Hall. Permit
Center hours are M, T, Th & Ffrom 8am-4:30pm and Wednesday from 8:30-12.

Please Note:Building Handouts do not include updated Engineering Division Requirements. Refer to
Engineering Handouts for all Engineering Requirements.

The site plan does not scale at 1”=10’. Please revise accordingly.
2)
It appears as though the roof lines are not shown on the existing house. Please show the roof lines.
3)
Is the existing structure (garage?) to be demoed?
a.
If the existing structure is to be demoed, please label the plans as such. Once the structure
is removed to bare soils the new structure will be considered new impervious surfaces.
b.
If the existing structure or a portion of the existing structure is to remain only the areas that
the structure is removed to bare soils will be considered new impervious. Please revise the
plans to clearly show what is new and what is to remain.

Based on Citydocuments, it appears that there was an addition to the house in 2001. Therefore,
this area shall be included in the impervious surface calculations.
a.
Per the numbersprovided, the addition in 2001and the proposed addition creates more
than 2000sqft of impervious area constructed after 1977.
i.
Show the required stormwater mitigation systemdesigned as directed per the
Edmonds Community Development Code (18.30) and theStormwater Supplement.
Please refer to the #E72 City handouts for additional information.
ii.
Or, remove impervious area; such that the impervious surface area added after 1977
does not exceed 2000sqft.

Please clearly show on the Site Plan the addition that was added in 2001 (see attached document).

Please note what type of deck (i.e. spaced deck with permeable surface below, deck with
impervious surface below, impervious deck, etc.)and the year it was constructedso that it can be
determined if the deck shall be included in the impervious surface calculations. If the deck is
impervious or an impervious surface is being added below the deck, please revise the impervious
surface calculations accordingly.
7)
Show the5’ SS, ST easement (recording # 1964571) that runs along the northwesterly line.

Please show temporary erosion control measures and reference the appropriate City Standard
