During review of the above noted application, it was found that the following information, corrections, or
clarifications are needed. Reviews by other divisions, such as Planning and Building, may result in
additional comments. Please redline plans or submit three (3) sets of revised plans/documents with a
written response to each of the items below to a permit coordinator.

Resubmittals can be made at the Development Services Department on the 2floor of City Hall. Permit
Center hours are M, T, Th & Ffrom 8am-4:30pm and Wednesday from 8:30-12.

1)
Please provide a clean Site Plan that clearly shows what is currently on the site and what
construction is proposed(i.e. remove clouding, clearly distinguish betweenproposed and existing,
etc.).
2)
During the constructionof the singlefamily residence, a stormwatermanagementsystem was
installedfor the discharge of thestormwater runoff from the new impervioussurfaces.The
stormwater managementsystem was designedfor 3000 sqft(not to exceed 3300sqft) of new
impervioussurfaces.
a.
Per the approved plans for the single family residence, 2782 sqft of impervioussurfaces
are on thesite and discharging to the onsite stormwater system. The proposed addition of
the patio increases the impervious area on the lot to 3611sqft.

i.
Show a new stormwater management system for the new impervious areadesigned
as directed per the Edmonds Community Development Code (18.30) and the
Stormwater Supplement. Please refer to the #E72 City handouts for additional
information.
ii.
If it is intended to modifytheexistingsystemto accountfor the new impervious
area, the entire system will need to be redesigned to meet current standards.
iii.
Or, remove impervious area; such that the impervious surfacearea on the lot does
not exceed 3300sqft.

Clearly show how the runoff from the patio will discharge tothe onsite system(i.e. directional
flow arrows).
4)
The catch basin in the proposed patio shows connection to the roof line. Please revise the plansto
clearly show connection to the stormwater management system.
5)
Provide rim and invert elevations for the proposed catch basin and provide invertelevations where
the pipe from theproposed catch basin will connect to. This is to verify proper coverage and slope
of the pipe.
6)
Please show where the retaining wall drains will discharge to. Please note retaining wall drains
are not permitted to dischargeto the stormwater managementsystem unless the system is designed
for it.
7)
Please show temporary erosion control measures and reference the appropriate City Standard
Details.
