All Handouts and Standard Details referred to in these comments can be accessed at our website: www.edmondswa.gov by choosing the “Services” tab and “Permits and Development”. 1.Please complete site plan (sheet A-1) to include all required information. Remove spot elevations for clarity, the contours are sufficient. See example. 2.On existing condition plans, there is no existing residence. Please revise language to reflect conditions. 3.Existing conditions plan has a couple of darker markings, please clean up or label as appropriate. 4.There is no information regarding the water or the sewer services on any plan. Please show connections from main services to the house. Show the water meter and note size. Add pipe size, material and length. 1.Please add the type of easement (storm, utility etc) to the easement notations around the property. 2.Remove “Preliminary” from the civils. 3.Gas service is provided by Puget Sound Energy and Power is provided by Sno PUD. Revise cover sheet. 5.Please label deck as pervious or impervious. Gravel underneath deck is considered impervious. 6.There appears to be no connection from the driveway to the front porch, please revise. 7.Add access easement width and length and label. Is it an access and utility easement? 8.Access easement must be a hard driveable surface such as concrete, asphalt or pavers with only asphalt between the access road property line and the paved road (the right of way). Please label material to be used and indication and note that it is to be replaced due to condition. 9.It is unclear what the roof drains are connecting to in front of the garage. Please revise to provide clarity. 10.Please clearly show roofline. DATE FAXED/E-MAILED 7/2/2017 PAGE ___ OF __ 12 11.If footing drains are required, show where they will drain. It is allowable for them to connect to the storm drain line after the detention system (though not the force line) or to divert them to a drywell. 12.Provide COE standard detail for a control structure with pertinent project inverts etc. 13.There are no impervious surface calculations included on the plan so unable to confirm sizing of the detention system. Please include all impervious surface on the lot. 14.All impervious surface for this project is considered new and must be mitigated. Show all of the impervious surfaces to be constructed and label all of it. Show how runoff will be collected from each surface. 15.Please provide a stormwater pump report as described in detail in the City of Edmonds Handout E62 Regulations for Private Residential Sewage Pumps in Edmonds (Single Family Residential Only). The handout is for sewage but the requirements for pump submittal is the same. Please review handout carefully to ensure that all required information is provided in the resubmittal. 16.Please complete the project classification worksheet and submit (E72 handout) 17.Review the section pertaining to the classification of your project in the Stormwater Supplement and provide any and all information, notes etc. required. A copy can be found on our website under Engineering Handouts. 18.Please remove trench detail A for right of way and replace with COE Standard Details E4.1, E4.2 and E2.3. 19.Please revise trench detail B to show a final surface of concrete or asphalt. Gravel is not a permitted surface for the driveway easement. 20.General Notes: a.Note 1: Change 2014 to 2016 Due to the imcompleteness of this submission, the Engineering Division may have additional comments during review of the resubmittal. Please resubmit 3 copies of the revised plans/documents with a written response letter to a Development Services Coordinator.
