During review of the above noted application, it was found that the following information,
corrections, or clarifications are needed. Reviews by other divisions, such as Planning, Building, or
Fire may result in additional comments. Please redline plans or submit three (3) sets of revised
plans/documents with a written response to each of the items below to a permit coordinator.

Resubmittals can be made at the Development Services Department on the 2floor of City Hall.
Permit Center hours are M, T, Th & F from 8am-4:30pmand on Wednesdays from 8:30-noon.
City of Edmonds handouts, standard details and development code can be referenced on the City
website.
1.Provide top and bottom of rockery elevations.
2.It appears as though drive aislesand possibly parking adjacent to the rockery would actually
place a surcharge on the rockery. Pleaseconfirm. If a surcharge exists then the rockery will
need to be redesigned as a retaining wall and design calculations will need to be submitted to the
City for review.
3.Utility surface features have been shown on the plans, but utilitylines/pipe locations have not
been shown. Please revise to show utility lines/pipesin the vicinity of the proposed work.
4.Provide a cross section where utilities cross throughthe proposed cut(if any),clearly showing
rockery/wall separation from the utilities and proper cover over utility systems.
5.Plans indicate relocation of thestairs, however the stairs are shown tying into the proposed
rockery. This appears to be a conflict for pedestrianaccess. Please clarify the intent here.
6.Parking stall dimensions shall be added to the plans to confirm modified parking areas meet the
City’s minimum requirement of 8 ½feet x 16 ½feet.
7.On the east side of the proposed rockery a 12-footclear dimension is provided. Please clarify
what is the east of the clear area –building structure or patio? Will the 12-foot clear area
provide access to the grease interceptor?
8.Please indicate drive aisle widths where thenew ramp connects with the northerly parking lot.
Minimum 24-foot drive aisles shall be maintained.
9.Revise impervious surface area totals toinclude total impervious surfaceareafor thesite and
year of construction. Impervious areas constructed after 1977 and exceeding2000sf will require
stormwater mitigation.
