Dear Mr. Almgren:
I have reviewed the above building permit application for the Planning Division, and it was found that the following
information, corrections, or clarifications will need to be addressed before review can continue:
Critical Areas:
1.Please indicate whether you are proposing to utilize existing footings for the proposed deck and
stairs replacement or if any new footings are proposed. If any ground disturbing activity is proposed, such as
any new footings, a critical areas checklist is requiredin order to determine whether the City’s critical areas
regulations would apply to the project. Either clearly indicate on the project plans that all existing footings will
be utilized or submit a critical areas checklist(Handout #P20)together with the required $155 fee.
Site Plan:
2.Please respond to the following comments regarding your site plan.
a.According to Snohomish County Assessor records, the legal description for the subject site is “MEADOW
LANE NO 1 BLK 000 D-00-LOT 9.” According to the plat of Meadow Lane No. 1, Lot 9 is 105’ by 80’.
Your site plan, however, indicates dimensions of 120’ by 80’. Please either correct the dimensions
indicated on the site plan or provide sufficient evidence that the property dimensions are correct as shown.
b.Ensure that all existing structures are indicated onthe site plan, including any sheds. Label all structures
shown as existing or proposed.
c.Indicate the lot area on the site plan.
Setbacks:
3.After making the above correction to the property dimensions, please revise the distances indicated
from the deck toall property lines. If necessary, the dimensions of the deck will need to be revised in order to
comply with setback requirements. The RS-8 setbacks applicable to the subject site include the following:
Street = 25’, Sides = 7.5’, Rear = 15’.
Lot Coverage:
4.Lot coverage is defined as the total ground coverage of all buildings or structures on a site
measured from the outside of external walls or supporting members excluding a maximum of 30” of eaves. The
maximum allowed lot coverage within the RS-8 zone is 35% of the lot area. Please provide lot coverage
calculations on the site plan. The lot coverage calculations must include the footprint of the existing residence,
existing front porch and stairs, proposed deck and stairs, and any other existing structures such as sheds,
gazebos, etc. Please provide a breakdown of the lot coverage calculations in order to confirm that all necessary
elements have been included in the calculations. In addition to providing the proposed lot coverage in square
feet, please also calculate it as a percentage of the lot area.
Height:
5.Indicate the height of the deck as measured both to the base of the deck and the top of the handrail on
the elevation view.
Please submit three copies of your revised site plan (including one reduced copy) and two copies of any revised
building plan sheets to a Development Services Permit Coordinator. Our office hours are Mondays, Tuesdays,
