SW BANSCHBACH ADDITION/REMODEL LOCATED AT 8611 184 Dear Mr. Colson: I have reviewed the above building permit application for the Planning Division, and it was found that the following information, corrections, or clarifications will need to be addressed before review can continue: Access Easement: 1.Please indicate the boundaries of the vehicular access easement on the site plan. Lot Area: 2.Please provide the gross and net lot area in square feeton the site plan.Based on the property dimensions, it appears that the lot size was rounded up when converted into acres as stated on the plans, and an accurate lot area must be provided in order to confirm the lot coverage calculations. Therefore, please provide the actual gross and net areain square feet. Gross area must include the entire property, while net area excludes the area of the vehicular access easement. Lot Coverage: 3.Lot coverage is defined as the total ground coverageof all buildings or structures on a site measured from the outside of external walls or supporting members excluding a maximum of 30” of eaves. The maximum allowed lot coverage within the RS-10zone is 35% of the net lot area. Thank you for providing a breakdown of the lot coverage calculations on the site plan. Please confirm how high above ground level the existing uncovered deck on the back of the house is. If this deck exceeds 30 inches above grade, it must be included in the lot coverage calculations. Additionally, please calculatethe proposed lot coverage as a percentage of the netlot area (gross area excluding the area of the vehicular access easement). Please submit twocopies of your revised site plan and two copies of any revised building plan sheets to a Development Services Permit Coordinator.
