Dear Ms. Hanson:
I have reviewed the above building permit application for the Planning Division, and it was found that the following
information, corrections, or clarifications will need to be addressed before review can continue:
Lot Coverage:
1.Lot coverage is defined as the total ground coverage of all buildings or structures on a site
measured from the outside of external walls or supporting members excluding a maximum of 30” of eaves. The
maximum allowed lot coverage within the RS-12zone is 35% of the net lot area. In order to verify the lot
coverage indicatedon the site plan, please provide a breakdown of the footprint of the existing
residence/garage, existing deck, proposed deck, and any other existing or proposed structures.Additionally, a
maximum of 30”of eaves may be excluded from the lot coverage calculations, so the portion of the existing
eaves on the western side of the residence that are in excess of 30”will need to be included in the calculations.
In addition to providing the proposed lot coverage in square feet, please also calculate it as a percentage of the
lot area.
HeightCalculations:
2.Please make the following corrections to the height calculations:
a.The height rectangle must include the proposed deck inits entirety since the proposed deck is covered.
Therefore, please adjust the location of the height rectangle so that it is the smallest rectangle that encloses
the entire residence (excluding up to 30 inches of eaves) and the entire proposed covered deck out tothe
support posts.When adjusting the locations of the four corners of the height rectangle, please be sure to
update the elevations of these points as well.
b.After making any necessary updates to the elevations of Points A through D of the height rectangle, please
revise the calculations for the average grade, proposed height, and maximum allowed height as needed.
c.Indicate the average grade, proposed height, and maximum allowed height on the building elevation views.
Please submit twocopies of your revised site plan and two copies of any revised building plan sheets to a
Development Services Permit Coordinator. Our office hours are Mondays, Tuesdays, Thursdays, and Fridays between
