During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts referred to in these comments can be accessed at
our website: www.edmondswa.gov/under City Government / Development Services Department /
Engineering Division then scroll down to Handouts:
1)Please add a note that filter socks will be addedto private catch basins and yard drains.
2)Please show on the site plan locationsfor stock piles if any.
3)Please add a note that all disturbed soils will be compost amended.
4)Please show on the site plan the year of construction forallexisting impervious surfaces (gravel areas,
driveways, walkwaysand roof outline)and indicate current management through existing storm
detention system.
5)There is an existing detention system providing stormwater mitigation for the existing home. Please
clearly identify the detention system on the site plan and clearly show that new impervious surface
runoff will not flow toward the existing detention system.
6)Please show and provide on the site plan square footage for allexisting and proposed impervious
surfaces. Please provide the table from the Site Classification Worksheet from Handout E-72 pg.5 on
your site plan.
7)Per city code, to be considered pervious surfaces the slope of the asphalt surfaceshall not exceed 5%.
Per city handout E72B, the subgrade of the proposed paved driveway (a Category 2 Small Site Project
see Handout E-72) shall not exceed 2% slope in order to meet 100% infiltration or shall not exceed 5%
slope to meet 84% infiltration (the remaining 16% will need to be mitigated by another method).
Subgrade beyond 5% slope does not meet city requirements and will be perceived as impervious.
a.If the driveway cannot meet the minimum slope, storm water runoff will need to be collected
from new impervious surfaces and directed to a new storm water management system or
modified existing system.
1.If a new stormwater management system is added or the existing system is modified,
provide design information on the storm management system and show the system

b.If permeable pavement is used, please identify on the site plan the base and choker course
materials to be used.
8)Please provide information identifying which lots, if any, have rights to the10’access/utility easement
along the north property line and to what capacity.
a.Structures such as retaining walls/rockerys are not permitted over property lines without an
appropriate easement from the adjacent property.
b.Other lotsthat have rights to the 10’ wide ingress/egress easement will need to forfeittheirrights
of use prior to the construction of any structure.
