The Engineering Division has reviewed the second submittal for the Brackett Court project. Please
see the remaining items to be revised/completed prior to final approval.
GENERAL
1.2/9/17 The submitted bond quantity is incomplete. Please add sewer and water
improvements to the worksheet. Also please recheck calculations on all other items. The
numbers are off, for example, there are 17 catch basins where the worksheet lists 12; between
the footing drains, overflow piping and the tightline there isaround 1500 plus lf of pipe where
the worksheet lists 500. Also just to ask, does all of that piping need to be 6” as stated on the
plan? Please provide an accurate bond worksheet and update plans with changes, if any. Please
provide an itemized engineers cost estimate, including units and unit prices, for both on-site and
off-site (right-of-way) improvements, including traffic control. The City recommends use of the
King County Site Improvement Bond Quantity Worksheet.
A bond is required to be placed for all right-of-way improvements. The amount of the bond
o
will be based on 120% of the City approved estimate for all right-of-way improvements.
The City will inform you of the appropriate bond amount after review of the cost estimate.
Bond forms can beobtained from Kristin Johns, Permit Coordinator –425-771-0220 or
Kristin.johns@edmondswa.gov.
Inspection fees for this project will be calculated at 3.3% of the 120% City approved
o
estimate for all improvements.

Sheet C3–Storm Drainage Plan
7.2/9/17 Outfall pipe and footing drain pipe is now called out as 6”. The approx. 100 lf of
tightline has not been called out. Is 4” possible for some of this pipe? With the amount of
pipe to be installed on this project, using 4” instead of 6” in areas, if the engineer design is
possible, could save them several thousand dollars.Call out pipe size and material for all
storm pipe shown on this plan sheet.

36. 2/9/17Not done. Please replace the pyrus calleryana, Bradford Pear with the designated
street tree, pyrus calleryana “Glens Form” Chanticleer Pear. Trees may be spaced up to 30 –
35 ft on center if desired.
37. 2-9-17Not done. Revise caliper to 3” for the Chanticleer.Tree shall have minimum of

38.2-9-17 Not done.Add note(or add to note #14)to plans “A separate Irrigation permit is
