2)7/29/16 –Commentwas not addressed. The plans statethat thedriveway slope is13%;
however, the garage is shown at 116.06 and the elevation is 110 at the sidewalk (based on the
topographic lines). The slope of the drivewayexceeds 14%. Revise the plans accordingly.
6/10/16 Comment: The slope of the driveway shall not exceed 14% slope at any point on the
drivewayper the Edmonds City Code and Community Development Code 18.80.060D.Please
revise the plans accordingly.

3)7/29/16–Comment waspartially addressed. Thetop of grade elevation for the cleanouts
were not provided. Theinvert elevations were provided;however, it appears that the
elevations shown are 112.4 at the property lineand 112.1 at the house. That would create
reverse fall and does not show a 2% slope. Please revise the plans accordingly.
6/10/16 Comment -Please show the invert elevations at the main and the house so that slope
(minimum of 2%) and coverage (minimum 2’) can be verified. If the slope of the pipe exceeds
20%,the pipe will need to be anchored.

4)7/29/16 –Comment was not addressed. There is no sewer located in Bell St adjacent to the
thth
subject siteor on 7
Ave west of the intersectionof Bell St and 7Ave. Please revise your
plans accordingly.
6/10/16 Comment -The City sewer main is shown incorrectly on the plans. Please revise the
plans to accurately depict the City sewer main.
STORM
1)7/29/16 –Comment was not addressed.
6/10/16 Comment:The plans indicate that the City storm main continues Easton Bell St;
however, the city does not have storm main on this portion of Bell St. Please revise the plans to
accurately depict the City storm main.
2)7/29/16 –The infiltrationrates were reviewed and approved.
3)7/29/16 –Based on the calculations, the size of the drywell must be double than what is
shown. It appears that the radius may have been interpreted as the diameter during
calculations. Please revise the plans accordingly. Please notethatthe system does not have
to be a circle, it can be a square, rectangle, etc. The system just needs to be meet the square
footagerequirements.
4)7/29/16 –Providerim andinvert elevationsfor all pipes in the catch basin located the in the
driveway. This is to make sure that the pipes have the minimum 2’of cover and have slope.
6/10/16 Comment: Per conversations with Jeanie McConnell and Craig Roosendaal, the
stormwater management system is changing from the proposed detention system to an
infiltration/drywell system. Therefore, a review on the proposed stormwater management system
was not completed at this time. Please refer to handout #E72B for Low Impact Development
requirements, sizing, and stormwater system options (i.e. gravellesschambers, drywells,
infiltrations systems, raingardens, etc.).
a.Provide infiltration rates per handout #E72D, the City of Edmonds Code, and Appendix C
in the Stormwater Supplement. Make sure that the infiltrationtests are taken at the depth
that the infiltration system/drywells will be placed.
b.Provide a cross section detail of the infiltration system/drywelland driveway.
i.There must be a minimum of 2’ of cover over pipes under drivable surfaces.
ii.There must be a minimum of 1’ of cover over the infiltration trench.
c.The stormwatersystem must be a minimum of 5’ from the property lines.
d.Show an observation well on the infiltration system/drywell.

e.All connections to an infiltration system/drywellshall connectto a catch basin and then
discharge to the infiltration system/drywell. This is to allow for settlement of debris prior
to stormwater discharging to the infiltration system/drywell.
f.Show all runoff from the driveway discharging to the stormwater management system.
g.Show the overflow path of the infiltration system/drywell.
h.Show where the house footing drains will discharge.

DRY UTILITIES
1)7/29/16 –Comment was not addressed. It appears that power is still shown as overhead;
however, all new utilities must go underground. Please add the note thatall utilities shall go
underground.
6/10/16 Comment -The plans note that all utilities shall go underground; however, the power is
showing as overhead. Please revise the plans accordingly.
2)7/29/16 –Comment was addressed. Left note as a reminder as changes are made to the
plans.
6/10/16 Comment -Please show all proposed dry utilities (gas, phone, cable, etc.) on the plans so
that utility separation can be verified. There should be a minimum of 3’ horizontal separation
from the dry utilities and the wet utilities (water, sewer, and storm).
