All Handouts and Standard Details referred to in these comments can be accessed at our website: www.edmondswa.gov by choosing the Government tab and Public Works| Engineering under Departments: Please Note: Building Handouts do not include updated Engineering Division Requirements. Refer to Engineering Handouts for all Engineering Requirements. General Plan: 1. Please consider scaling your resubmittal at 1:10. It would really increase the readability of the labels etc. 2. Please remove extraneous notes from plans that appear to be left there from previous versions. 3. The color used for the existing stormwater system is too light to read. You could exchange it with the red used for the trees since they are not within the building area. 4. All existing utilities should be lighter or in colors. The existing stormwater line and catch basin are dark which indicates they are to be constructed, please lighten or color to show as existing. 5. The water line label is in the light stormwater color. Please revise. Sheet C1 Site, Grading, TESC Plan: 6. The plot or site plan needs to show the location of all the utilities and stormwater system but does not need to include the details (length, size, etc.). I have attached an example. 7. Please add note on plans regarding power undergrounding to read “All utilities will be installed underground.” 8. Please note proposed driveway material. Please lighten shading for driveways to provide clarity. 9. Eves of house shall not encroach over easement. Easement area must be clear for construction equipment if necessary. 10. Please call out the distance between the edge of the footing or slab of the southeast corner of the garage and the easement. Please consider that at some point there could be construction there. 11. Is the box on the driveway intended to be the construction entrance? If so, please remove it and just add a completed label regarding the installation of the construction entrance. Current label is not complete. 12. Show driveway approach between the road and the driveway. Call out as asphalt. DATE FAXED/E-MAILED 7/1/2017 PAGE ___ OF __ 12 13. Show required 2 ft asphalt sawcut along all areas of road where driveway will be installed. 14. Width of driveway approach at road and at property line is limited to 12’ in width for a 1 car garage, 24’ for a two car garage, and 30’ for a three car garage. 15. Remove the silt fence from the easement. There should be no disturbance of the area except if needed for the water meter install. 16. Call out or show erosion sediment control measures to be used in the location where manhole will replace existing catch basin. 17. Call out or show erosion sediment control measures to be used along area where the storm pipe will be installed between the property to the new manhole. 18. Add note to plans: “All disturbed areas on and off site shall be compost amended to meet requirements of BMP T5.13 in the Stormwater Manual, Vol V, Chapter 5. 19. Show catch basin protection in the right of way in front of or downstream from site. 20. Show existing and proposed grade contours. 21. Please note grading quantity that will be cut and quantity that will be fill. 22. Plan shows catch basin and proposed manhole adjacent to each other rather than in same location, revise plans. Sheet C2 Stormwater Utility Plan: 23. Please make all adjustments to line colors etc. on this plan too. 24. A measurement from the site plan of the proposed impervious surfaces does not agree with the impervious surface calculations stated on the plans. Please re-calculate and revise on worksheet and plans if needed. Adjust sizing of detention system if needed. 25. Provide a detail showing the detention system that is proposed. You may use the detail included in the City of Edmonds handout E72A. Add to the detail all pipe sizes, rim and invert elevations, minimum distances required by code, orifice size, pipe length and any other information necessary to fully construct from the drawing. 26. Footing drains must connect to the private line on private property. Please revise location indicated on plans. 27. Please call out length, size and material of water service line. 28. Add the water meter and call out size. New or existing? 29. Side sewer label is smaller font and not very readable when printed. Please revise. 30. Side sewer appears to connect to property corner? 31. Unclear whether the sewer is 6” or 8” ? Inverts 236 or 238? 32. Show 4”side sewer clean out at house connection and 6” clean out at property line. Clean out at property line is required to have a 12” locking cast iron lamphole cover with ½” hexbolts. Please note on plans. 33. The existing storm line looks like it is grazing the edge of the catch basin-to be manhole. Revise plans to show it entering the manhole as the manhole will be placed so it works. Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator.
