During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts and Standard Details referred to in these
comments can be accessed at our website: www.edmondswa.gov by choosing the “Services” tab and
“Permits and Development”.
1.Our stormwater consultants are concerned with the proximity of the drywell to the western property line.
The geotech will need to weigh in on whether the drywell will adversely affect the downstream
property. A couple possible options to pursue: 1- A letter from the geotech stating that the outfall water
from the detention to the drywell will not be a significant issue for the bordering property 2-Detention
systems can be located as close as 10 ft to the structure as long as no surcharge is being placed on the
system. One option is to relocate the system and provide a letter from the geotech stating the distance
from the property line is acceptable. 3-Provide infiltration rate testing for the location of the drywell and
geotech approval of location, or 4-Propose an alternative method.
2.Please move the water meter to the right of way at back of property line.
3.Please move the 6” sewer clean out to the right of way at back of property line.
4.At the northwest corner of the house an invert of 90 is called out. It appears to be the invert for the
tightline connection to the driveway trench drain. Please add an invert for the 4” sewer clean out at that
location.
5.Please show the public stormwater main and water main all across the frontage of property. Please call
out size and material of the water main and the sewer main. See map attached.
6.Note pipe material for all onsite utilities.

7.Show edge of paving for 180. Show the driveway approach connecting to the road, note that the
section between the road and the property line shall be asphalt.
8.The construction activity area should include all the area the utility connections. This area is technically
referenced as the “area of disturbance”.
