During review of the above noted application, it was found that the following information,
corrections, or clarifications are needed. Reviews by other divisions, such as Planning, Building, or
Fire may result in additional comments. Please submit two (2)sets of revised plans/documents
including a written response to each item below.

GRADINGAND TESC PLAN
1)There are numerous conflicts between contoursand the tops and toes of retaining walls.
Update grading around all retaining walls.
2)On the east side of the house, there is a callout for a toe of 131.0. This appears to be a local
low point with no discharge location. Please install a yard drain and connect it to the
proposed roof drain. Please provide rim and invert elevations, pipe material, and pipe size.
Otherwise, regrade so it is no longer a local low point.
3)On the east side of the house, there is a callout for a toe of 136.0. This appears to be a local
low point with no discharge location. Please install a yard drain and connect it to the
proposed roof drain. Please provide rim and invert elevations, pipe material, and pipe size.
Otherwise, regrade so it is no longer a local low point.
4)Please show the retaining wall footing drains on the east side of the house.
STORMWATER AND UTILITY PLAN
1)Please update note 2 to a vertical clearance of 1.5 at water/sewer crossings.
2)Providea pipe anchordetail for both the sewer and the stormwater lines as they exceed 20%
slope.
3)Please provide the footing drain invert elevations near the structure and at the discharge
location. In addition, provide the footing drain pipe material and size. It is not clear on the
plan where the footing drain discharges to.
4)The existing yard drain near the base of the driveway and the proposed yard drain 2 both
have insufficient pipe cover. Please lower the invert elevations or use ductile iron pipe
material.
5)Please provide the pipe material for the outflow pipe from CB#1.
6)Please provide a detail for the proposed retaining walls.

Stormwater Review
Background
This is classified as a Category 1 Small Site Project because it creates/adds impervious area more than 2,000
SF and less than 5,000 SF.
Category 1 Small Site Projects are subject to Small Site Minimum Requirements 1, 2, 3, 4, and 5.
Minimum Requirement #1 –Preparation of Stormwater Site Plan
Comments:
1.(Previous comment unaddressed)Sheet C2: Existing Yard Drain is shown with Rim Elevation 110.0
and I.E. 107.55. According to the FG contours on sheet 2, the Rim should be about 109.5. There is
insufficient cover for the 8” discharge pipe. A possible solution is to specify Ductile Iron Pipe (DIP).
2.Sheet C2: YD#2 has insufficient cover. Minimum 12” cover in landscaped areas.
3.Sheet C3: Drawing scales at 1” = 20.35’, possible AutoCad paoperspace/modelspace scaling issue?
4.Sheet C3: Exist YD is specified at RE 110.0, yet shown at 109.60. IE of 6” is not shown. Insufficient
cover, see comment 1.
5.Sheet C3: CB#1 and CB#2 are specified as 60-inch diameter. The profile scales these as 18-inch
diameter.
