The subject application was submitted to theCity on June 29, 2016. At that time, it was noted that
the submittal was incomplete for the engineering division. The applicant asked that the project be
taken in for review anyways.
The following comments are based on a high level review of theplans,with the intent of receiving a
complete plan set in return from the applicant. A completeand thorough review of theproject
submittal has not been completed. Please respond to the followingand resubmit plans as needed so
review of the project may continue.

Resubmittals can be made at the Development Services Department on the 2floor of City Hall.
Permit Center hours are M, T, Th & F from 8am-4:30pmand on Wednesdays from 8:30am-noon.
City of Edmonds handouts, standard details and development code can be referenced on the City
website.
1.The project proposal indicates a rockery will be constructed on the west side of the driveway
and appears to support a surcharge. Consistent with Edmonds Community Development Code
,no rockery shall support a surcharge. Please revise to show
18.40.020–Prohibited Rockeries
as a retaining wall or clearly indicate no surcharge exists.
2.Confirm connection of the proposedon-site storm detention system isto the appropriate storm
conveyance line for the short plat.The flows shall not go through theshort plat detention
system.
3.The outfall of the detention system is connected to a catch basin, but it is unclear where this CB
outfalls too. Revise plans accordingly.
4.The plans callout an existing footing drain pipe, however, this pipe is shown to connect to the
short plat detention system.Pleaseconfirm which pipe conveyance systems are for footing
drains and which are for tightline systems.Revise plans accordingly.
5.The water and sewer plan indicates a water meter near the north edge of the proposed driveway.
Water meters for this development are located in Cyrus Place right-of-way. Provide a plan
sheet (or revise the existing)to show the water service line forthesubjectproperty as well as
the meter location at thepublic street.
6.Clearly indicate easement areas for access and utilities as recorded by the short plat.
7.Sheet C2.1 references standarddetail numbers, but details were not provided in the plan set.
8.Revise sheet C2.1 to also show catch basin protection, with reference to theappropriate standard
detail. Detail shall be included within the plan set.
9.Provide a letter from the geotech confirming the civil construction plans are consistent with the
geotech report and recommendations.
10.Consistent with Edmonds Community Development Code 18.80.060, driveway slopes shall not
exceed 14% slope. Please indicate this requirement on the plans.
