During review of the above noted application, it was found that the following information,
corrections,or clarifications are needed. Reviews by other divisions, such as Planning, Building, or
Fire may result in additional comments. Please redline plans or submit three (3) sets of revised
plans/documents with a written response to each of the items below to a permit coordinator.

1)Please show the year of construction for all imperviousareas (i.e. concrete & asphalt areas,
additions, walkways, sport court, patios, etc.). Per Edmonds Community Development Code
18.30, sites that create 2000sf or more impervious surface area from 1977 forward shall provide
stormwater management. Please refer to the City’s stormwater handouts (E72 series) found in
section on the City website.
the Stormwater Management
a.Low impact development techniques are encouraged to be used whenever feasible.
b.Stormwater management systems designed for impervious surface areas greater than
5000sf shall be designed by a licensed engineer.
c.Show proposed stormwater management system(s) on the site plan/drainage plan and
when appropriate, their point of connection to the City storm system.
d.Indicate on the plans how on site impervious surface areas will be collected and
discharged to the stormwater management system(s).
2)Please clearly distinguish between impervious areas and landscape areas. For example the
existing sport court and walkways are hard to see.
3)Please label the decks as pervious (i.e. spaced decking with landscape below) or as impervious.
4)Show and label the 10’ City sewer easement(recording # 1964572)that is parallel with the
vacated Ocean Ave.
5)The plans show a 10’ sewer easement along the southwest property line. It appears as though
this sewer easement is private. Please label the easement as private and show the limits of the
easement.
6)Show the water service line from the property line to the house.
