N Dear Ms. Russell: I have reviewed the above building permit application for the Planning Division, and it was found that the following information, corrections, or clarifications will need to be addressed before review can continue: Site Plan: 1.Please make the following corrections to your site plan: a.Label all features indicated on the site plan, such as walkways, decks, stairs, porches, sheds, etc. b.For archiving purposes, please provide your site plan on a smaller sheet of paper. A typical scale utilized for site plans is a scale of 1”=20’. Height Calculations: 2.Please make the following corrections to your height calculations: a.Your site plan indicates that a manhole cover near the northwestern corner of the site is being utilized as the datum point. This manhole cover is labeled at an elevation of 100’; however, the elevations of Points A through D range around 45’, which would imply that these points are 55feet lower than the datum point. The elevations of Points A through D must be in relation to the elevation of the datum point.Please revise the elevation of the datum point and/or the elevations of Points A through D such that the elevations of allof these points are in relation to one another. b.The height rectangle must be the smallest rectangle that encompasses the entire residence excluding up to 30”of eaves. It is unclear what the features indicated on the western side of the residence are. Please label these features, and expand the height rectangle,if necessary,to include them.The height rectangle must include all portionsof the residence, covered porches/decks, sunrooms, etc. Uncovered patios/decks must be excluded from the height rectangle. c.Your site plan indicates “Average Building Height”; however, it appears that this calculation is in fact the average original grade. Please correct the label accordingly. d.When making any necessary corrections to the elevations of Points A through D in response to the above comments, please update the average original grade, maximum allowed height, and proposed height accordingly. e.Indicate the elevations of the average original grade, maximum height, andproposed height on the building elevation views. Please submit twocopies of your revised site plan and two copies of any revised building plan sheets to a Development Services Permit Coordinator.
