During review of the above noted application, it was found that the following information,
corrections, or clarifications are needed. Reviews by other divisions, such as Planning, Building, or
Fire may result in additional comments. Please redline plans or submit three (3) sets of revised
plans/documents with a written response to each of the items below to a permit coordinator.

Resubmittals can be made at the Development Services Department on the 2floor of City Hall.
Permit Center hours are M, T, Th & F from 8am-4:30pm and on Wednesdays from 8:30am-noon.
City of Edmonds handouts, standard details and development code can be referenced on the City
website.
Sheet C3.1 GRADING AND DRAINAGE PLAN
1.Please have the CB#1 be a solid, slip-resistant lid as a portion of the manhole is located within
the walkway.
2.The manhole for CB#1 is not shown on the pipe separation detail. It appearsthat it will be
within the zone of influence. Please relocate the end of pipe so that CB#1 is outside of the zone
of influence.Verify CB#2 is located outside of the zone of influence.
3.Please provide the size and invert elevation for the stormwater cleanout at the property line.
4.Roof and footing drains reference Sheet C3.2. No such sheet is included in the plan set.
5.Currentlythere are footing drains (and potentially roof drains,it’snot clear) in the right of way

along 3Ave. Noprivateroof drains or footing drains are allowed in the right of way. Footing
drains are required around the entire foundation of the building.
Sheet C4.1–WATER & SANITARY SEWER
1.Please label the sewer cleanout at the property line to be a 6” cleanout with 12” lamphole cover
with ½” hexbolts. Include the invert elevation of the sewer cleanout.

Sheet L1.0–LANDSCAPE PLAN
1.Maintain a minimum of 3’ clearance around water meters, manholes, irrigation backflow
assemblies, and any other utility appurtenances.
2.Ensure that landscape does not block the fire department connections.
3.3 street trees are required to be installed along Edmonds Street. Please show street grates along
sidewalk
the back of (not curb),30 feet OC. Add a note to the plans that the tree species is to be
determined by the engineering department.

Stormwater Review
Background
This is a 9-unit multifamily structure. This is classified as a Category 1 Small Site Project because it
creates/adds impervious area more than 2,000 SF and less than 5,000 SF.
Category 1 Small Site Projects are subject to Small Site Minimum Requirements 1, 2, 3, 4, 5, 7, 8, 9, and 11.
Minimum Requirement #1 –Preparation of Stormwater Site Plan
Comments:
1.Sheet C3.1, Detail 2: The minimum size for flow restrictor manholes in 54” diameter.
2.Sheet C3.1, Detail 2: The plan view of the control structure is inaccurate: 10” standpipe and outlet is
drawn at 8” without depicting O.D. The 30” RPP is not depicted as protruding into the manhole with
squared end.
3.Sheet C3.1: Caution on the specificationof “RPP”. Ribbed PVC Pipe (RPP) has an O.D. of32-
inches and requires a 48-inchmanhole. Reinforced Polypropylene Pipe (RPP) has an O.D. of 36-
inches and would require a 54-inches manhole.
