During review of the above noted application, it was found that the following information,
corrections, or clarifications are needed. Reviews by other divisions, such as Planning, Building, or
Fire may result in additional comments. Please submit two (2) sets of revised plans/documents
including a written response to each item below.

Resubmittals can be made at the Development Services Department on the 2 floor of City Hall.
Permit Center hours are M, T, Th & F from 8am-4:30pm and on Wednesdays from 8:30am-noon.
City of Edmonds handouts, standard details, application and other forms, and development code may
be referenced on the City website: www.edmondswa.gov under Services/Permits and Development.
1)Please complete and submit a Right of Way permit application.
2)Stormwater Covenant – Please submit a completed notarized document including exhibits shall
be submitted. Please do not record before submitting. Prior to construction final location of
facilities to be verified and then the covenant will be recorded. Covenant form available on the
City website.
3)Please separate Lot Coverage from Impervious Surface calculations. Refer to Planning
comments for direction on Lot Coverage calculations. Please clarify the porch impervious surface
amount. Is this number the actual roofline over the porch and if so, is the uncovered porch sf
included with the driveway total?
4)Please add the impervious surface from the road widening etc to the list.
5)For all utilities, label pipe with 3 callouts: material, length, and size.
6)Please review the approved short plat drawings and storm report. The new impervious surface
from the approach to Lot 2 and the widening of the road is to be collected and directed to the
south drywell. There should be an area drain located in the driveway to collect that runoff.
7)There is no connection from the drywell to the public storm main. The flow goes towards the
drywell, not towards the road.
8)Please confirm that the drywell is appropriately sized to accept the road runoff and the onsite
impervious that is directed to it. See short plat storm report.
9)All the runoff must enter a catch basin before entering the drywell. Please see the drywell
standard detail on the short plat plans or on our website to see requirements.
10)Add a conveyance method, area drain or something to the concrete patio for collection of runoff.
11)Please add label of existing to any existing catch basins.
12)Please add Catch Basin Erosion/Sediment protection standard detail on your plans.
13)Please show on plans the portion of impervious surface that is being directed to the south drywell
and what areas are directed to the north drywell. A detail similar to the height calculation detail
could work for this.
14)The roof drain connection invert to the drywell is stated as 400. Please correct this invert so the
pipe is entering a minimum of approximately 6” under the top of the rock layer.
15)Please add the grade elevation at both of the drywell locations.
16)Please confirm that the 394 elevation around the west side of the driveway will stay in the same
location and that the elevations 394 through 398 elevations over the east side of the driveway
will remain as shown. If the 398 elevation remains at the house end of the driveway, the slope of
the driveway will be 15%. Consistent with Edmonds Community Development Code 18.80.060,
driveway slopes shall not exceed 14% slope. Please revise as appropriate to meet this
requirement.
17)The driveway approach (from the edge of road to the edge of property line) shall be asphalt.
Add call out on plan.
18)Please provide pipe elevations for the sewer and storm drain lines at the location they cross in the
driveway.
19)The City of Edmonds does not review or approve rockeries. Construction of rockeries is
prohibited within the City of Edmonds under certain circumstances and in certain situations per
Edmonds Community Development Code 18.40.020. Please review the specific circumstance
pulled from the code section that pertains to this project.
1. “No rockery may encroach into or be located in, over or on any city right-of-way. The term
“right-of-way” shall include developed or undeveloped rights-of-way. Rockeries on private property
adjacent to city right-of-way must be set back from the city right-of-way a minimum horizontal
distance equal to the height of the rockery.” Please revise location of rockery east of the driveway.
20)Please revise water meter call out arrow to point to the water meter.
21)The north yard drain does not require an oil water separator as no portion of the road is directed
to it.
Stormwater Report
22. The short plat stormwater report does not match the revised sizing of the drywells on this
project. Please provide additional documentation that pertains specifically to this lot and the sizing
of the drywells.
