Dear Ms. Skiles:
I have reviewed the above building permit applicationfor the Planning Division,and it was found that the
following information, corrections, or clarifications will need to be addressedbefore review can continue:
Critical Areas Determination:
1.A critical areadetermination is requiredfor the proposalsince the
previous critical areas determination for the subject site has expired (critical areadeterminations are
Handout #P20)and associated $90
only good for five years). Please submit a critical areas checklist(
fee.
Illumination:
2.According to ECDC 20.60.020.M, internally illuminated signs are not allowed for
business uses within RM zones. The subject site is located within the RM-2.4 zone, so only external
illumination would be allowed for the proposed sign. Please revise the proposal accordingly.
Total Signage:
3.Please indicate whether any existing freestanding and/or wall-mounted signage (if any)
is proposed to be retained or if the proposed sign will be the only sign for the site.
Sign Area:
4.Please indicate which portions of the sign were included in the calculation for the proposed
sign area of 22 square feet.
Setback:
5.Please note that the minimum required 5-foot setback is measured to any point of the sign.
Thus, it appears that the sign may need to be shifted slightly to the east so that the “roof”of the sign
complies with the 5-foot setback, not just the sign base.
Landscaping:
6.ECDC 20.60.045.G requires freestanding signs to have a landscaped area twice the size
of the sign area at the base of the sign. It appears that the landscape bed that the sign is proposed to be
located in will comply with the size requirement; however, please confirm thisis the case. Additionally,
as indicated in the photo submitted with the application, the landscaping within this bed has not been
maintained and is incredibly sparse. Please provide a landscape plan for this area. New plantings will
need to be established in order to meet the requirements of ECDC 20.60.045.G.
