During review of the above noted application, it was found that the following information,
corrections, or clarifications are needed. Reviews by other divisions, such as Planning, Building, or
Fire may result in additional comments. Please redline plans or submit three (3) sets of revised
plans/documents with a written response to each of the items below to a permit coordinator.

Resubmittals can be made at the Development Services Department on the 2floor of City Hall.
Permit Center hours are M, T, Th & F from 8am-4:30pm and on Wednesdays from 8:30am-noon.
City of Edmonds handouts, standard details and development code can be referenced on the City
website.
GENERAL
1.For the traffic analysis,the City traffic engineer is concerned that the estimated peak number
of vehiclesvisitingthe Starbucks coffee stand is too low. The primary reason for this
concernis that the Starbucks will be located along SR-99, a major highway. It was unclear
from the report if the other sample Starbucks locations were near major highways, and thus
if they were accurate estimates for theproposedproject. Please provide additional queuing
information in an updated reportthat may better reflect the proposed scenario.
Sheet C1.1–COVER SHEET
1.The Water/Sewer/Storm Utilities number for the City of Edmonds is 425.771.0220. Please
revise
Sheet C3.1–GRADING/DRAINAGE
1.There is a callout on the west side of the proposed structure that says “5 LF ZERO CURB”.
There is no access at this point as it is in the parking stall. Relocate callout or delete.
2.There is a callout on the north side of the proposed structure that says “ROOF & FTG
DRAINS” that currently points to the roof overhang. Please relocated or delete as this
callout may confuse the reader to think footings are tributary to the detention tank. Footings
are not allowed to discharge to the detention tank.
3.Please provide the invert elevation for the footing drain tributary to CB 1 on the catch basin
schedule.
4.Please provide the invert elevation for the roof drain tributary to CB 9 on the catch basin
schedule.
5.Please note on the catch basin schedule that catch basin10 is to be a solid lid.
6.Please add the invert elevation for the 8” drainage pipe connecting to catch basin 10 from
the MWS. Invert elevation was determined to be 345.20.
SHEET 3.2–GRADING AND DRAINAGE DETAILS
1.The flow control structure and detention tank are currently called out to be CMP. CMP is not
allowed in the City of Edmonds. Please revise callouts to CAP.
Sheet C4.1–WATER AND SEWER PLAN
1.Please show the RPBA (Reduced Pressure Backflow Assembly) on the plans. They are to be
located at the water meterswithin a hotbox. Adjust the water meter location, water service lines,
and sawcut lengths as required.
2.Are the two current water services intended to enter the building at the same location? It is
common to have water meters/services connect closeto eachappropriatecommercial unit
within the buildinginstead of routing internally throughout the building.
3.The irrigation water meter is currently routed to the building, please revise.
4.Remove note 2 from the plans
5.Add the following note to the plan: “If re-using existing sewer lateral, condition must be
verified by City’s Public Works Department. Contact Edmonds Sewer Division at 425-771-
lateral
0235”. Note that this inspection is for the portion of the sewer.
6.Add the following note to the plan: “If re-using existing side sewer, property owner must have
condition verified. Provide report to City’s Public Works Department”. Note that this inspection
side sewer
is for the portion of the sewer (private property).
Sheet C5.1–SITE IMPROVEMENTS PLAN
1.Please have the trash enclosure callouts reference the architectural plans for details.Trash
enclosure details are located of sheet A8.1.
2.On the west side of the parking area, there is a callout for a pylon sign that is located within a
parking stall. Please relocate the pylon sign.
3.The driveway entrance at the northwest corner of the proposed building currently has a width of
approximately 34’. Please revise the driveway width to 30’ per City of Edmonds code.
4.Please extend the road overlay to a full lane width within SR-99.
5.There is a callout within the proposed building for a curb ramp. Please revise the callout to point
at the curb ramp.

1.Please replace standard detail E2.27.2 with standard detail E2.26.
