Dear Mr. Ruybal:
I have reviewed the above building permit application for the Planning Division, and it was found that the
following information, corrections, or clarifications will need to be addressed before review can continue:
Site Plan:
1.Please make the following corrections to your site plan:
a.Indicate the outlines of all cantilevers and bumpouts, including the bumpout within the master
bedroomon the north side of the residence.
b.Indicate the correct size of the proposed deck. The deck is shown smaller on the site plan than on the
building plans.
c.Indicate all easements on the subject site consistent with the recorded short plat.
Height Calculations:
2.The height rectangle utilized for the height calculations must include all
cantilevers/bumpouts on the upper floor. Please revise the location of the height rectangle to include all
such cantilevers/bumpouts and update elevations of Points A through D as necessary to reflect their
corrected locations. After making these updates, please revise the height calculations accordingly and
indicate the correctaverage original grade (without rounding up), maximum allowed height, and proposed
height on both the site plan and the building elevation views.
Retaining Wall:
3.Your plans indicate a 3-foothigh retaining wallat the southwestern corner of the site.
Even if less than 3 feet high, the top of the wall cannot exceed 3 feet over the original grade at any point
along the wall since this wall is located within the minimum required setbacks. Please provide original
grade and top of wall elevations at five-foot intervals along the length of the wall in order to ensure
compliance.
Lot Coverage:
4.Lot coverage is defined as the total ground coverage of all buildings or structures on a site
measured from the outside of external walls or supporting members excluding a maximum of 30” of
eaves. The maximum allowed lot coverage within the RS-8zone is 35% of the net lot area. Thank you
for indicating the proposed lot coverage on the site plan.Itappears, however, that not all necessary
portions of the residence were included in these calculations. Please revise the lot coverage calculations to
include the entire footprint of the proposedresidence (excluding up to 30”of eaves, but including all
bumpouts/cantilevers), the covered front porch, and the deck.
Please submit twocopies of your revised site plan and two copies of any revised building plan sheets to a
Development Services Permit Coordinator. Our office hours are Mondays, Tuesdays, Thursdays, and Fridays
