During review of the above noted application, it was found that the following information,
corrections, or clarifications are needed. Reviews by other divisions, such as Planning, Building, or
Fire may result in additional comments. Please redline plans or submit three (3) sets of revised
plans/documents with a written response to each of the items below to a permit coordinator.

Resubmittals can be made at the Development Services Department on the 2floor of City Hall.
Permit Center hours are M, T, Th & F from 8am-4:30pm and on Wednesdays from 8:30am-noon.
City of Edmonds handouts, standard details and development code can be referenced on the City
website.
GENERAL
1.Provide an itemized engineers cost estimate for both on-site and off-site (right-of-way)
improvements, including traffic control and all utility installations. Use the King County Bond
Quantity Worksheet (available on the county website)and utilize “write-in” sections where
appropriate. The amount of the bond will be based on 120% of the City approved estimate for
the off-site improvements.
a.A3.3% inspection fee is calculated for the project based on 120% of the City approved
estimate for the entire project improvements.
2.Please add a note to plans stating “A separate right-of-way construction permit is required for all
work within the city right-of-way.” Please note, a ROW permit application with contractor’s
signature shall be provided to the city prior to issuance of civil construction plans.

Please note, additional comments not included in this reviewmay be produced after reviewing
the next submittal.
Sheet C1of C7–COVER SHEET
1.Please include the 20’ access easement for the residential private road (E.2.1.1) within the plans.
Provide a copy of the recorded easement.
Sheet C2ofC7 –DEMO/TESC
1.Please include silt fence from the west side of the construction entrance to the western property
line.
2.Please update the TESC details to be City of Edmonds standard details, where applicable.
3.Show stockpile location and indicate requirements to keep it covered.
4.Add note: Install and maintain all TESC measures according to approved plans, City of
Edmonds standard details, and all other measures that may be required during construction.
Sheet C3 of C7 –GRADING
1.Per the plan, the ROW sawcut extends past the centerline not shown within the profile view.
Please show sawcut line within profile. In addition, please add a note that all replacement
pavement is to match existing grade.
SHEET C4OF C7–UTILITY PLAN
1.Please provide crossing information for all utilities.Ensure vertical clearances are included in
the plans.A minimum of 2’ of cover is required over all utilities under driveable surfacesand 1’
under non-driveable surfaces.
2.A callout near Building 1 indicates a 4” roof @ 2% minimum. Please clarify the callout as it
appears to be a 4” SD line.
3.There is a callout indicating that the footing drains are to be connected to an existing CB. Per
the plan, they are connecting to CB1. Please update the callout accordingly.
4.There is a callout indicating a 6” perforated footing drain. Footing drains are to be perforated
around the base of the building foundation walls. Footing drains are to be tight lined from the
structure to the discharge location. Please revise callout to include a non-perforated footing
drainfrom the structure to the discharge location.
5.The 429 proposed contour to the east of Unit 3 and 4 currently has one elevation callout of 428.
Please update to match the other elevation callouts for the contour.
6.Cleanouts: required at property line, at edge of easement and at the end of the run. Locking CI
lamphole covers shall be installed at property line and when located in hard surfaces. Cleanouts
shall be placed a maximum of 100’ apart when the laterallength exceeds 100 feet.
7.Provide sewer cleanouts 2’ from structures. If a cleanout 2’ from the structure is not possible,
please have sewer cleanouts as close to 2’ from the structures as possible.
8.6” cleanout required at the property line with 12” lamphole cover with ½” hexbolts.
9.Please complete the attached LID Covenant for permeable pavement. LID Covenant
Sheet C4ofC7–DRY UTILITIES
1.Underground Wiring Requirements of ECDC 18.05 shall be followed. All utility services shall
be installed underground.
2.Show location of dry utilities and required utility separation (5-feet from City utilities within the
ROW and 3-feet from water/sewer/storm utilities on private property).
TRAFFIC CONTROL
1.Disruption fees will be charged for closure of parking stalls and sidewalk areas. Clearly specify
areas of closure and indicate the timeframe for which yourequest the closure.

LANDSCAPE PLAN
1.Add Note: “A separate irrigation permit must be obtained from the City Public Works
Department. Prior to final acceptance provide a copy of the backflow test report to the City’s
Cross-Connection Control Specialist. Test reports can be faxed to 425.744.6057 or e-mailed to
jeff.koblyk@edmondswa.gov. Backflow testing will be required on an annual basis thereafter.”
